been added to the area where the wastewater treatment plant <br />is located to prevent further erosion. The chain link <br />fence in this area will be replaced. <br />Mr. Quinn clarified the Association is seeking a bond <br />f $24,000.00 for the above mentioned items to insure <br />completion; which he is happy to provide. <br />The Association and the developer have agreed to a <br />bond in the amount of $40,000.00 to complete additional <br />(landscaping) work in Phase III. The developer has agreed <br />to purchase 200 shrubs in the spring to replace any that <br />may be lost over the course of the winter, the cost of <br />which is not included in the above mentioned $40,000.010 <br />figure (approximately 10, 000. 00--$12, 000..00, including <br />materials and installation) as well as any grass seeding <br />that may be needed. <br />The Town Planner noted the detailed landscaping plans <br />for Phase 1I have to be amended and provided to the Board <br />for approval and enforcement. He suggested he meet with <br />Mr. Quinn and Mr. Curran on site, in order to review and <br />mark the necessary changes on the landscaping plan, in <br />order to provide a record to as-sist when the inspection is <br />made in the spring; to which the Board and the developer <br />agreed. <br />. Quinn requested a certain tunber of permits be <br />released in order for him to move forward with the prof ect . <br />He stated there are eighteen (1 ) permits remaining. He <br />requested release of eight permits. He stated the as <br />built plans for the entire phase are being prepared. <br />The Town Planner determined the most recent <br />modification to the Special Permit allows the Board to <br />obtain a performance guarantee for all o,f the above items <br />in the amount of 10° of the cost, and that occupancy <br />permits could be .issued. <br />The Town Planner also noted a condition that states, <br />...,.prior to the acceptance by the Board of any performance <br />guarantee the Applicant shall deliver to the Board a <br />recordable document petitioned to guarantee the Board and <br />its agents the legal right to enter onto the property for <br />the purpose of completing said work"'. <br />1 <br />
