Board will.have to determine whether or not the proposed uses, under the existing Special Permit language is-acceptable; if not, the Zoning Board of Appeals process may b required to determine whether or-not the proposed uses are similar enough to those approved uses listed under the Special Permit within an industrial zone. It seemed that the.general consensus of the Planning Board and Staff were favorable to what was being proposed. The Town Planner noted however that the one-specific use prohibited in the Special Permit is marine supplies/goods. Also, food service is not allowed under-zoning. Music and visual images are also being prolapsed within the building,perhaps sporting event. There was discussion regarding the possibility-ofconducting classes/adult education which is allowable under the Special Permit. Any additional and/or off site parking areas will.require an.additional Special Permit or a modification to the existing Special Permit. Se Lion 174.25-H8 allows for"A parking lot which is not accessory to another principal use on-the same lot, subject to Special Permit approval by the Planning Board". The Town Planner suggested that Applicant meet With the Deputy Fire Chidf in order to discuss approval of the proposed project. The.Chairman suggested the (additional)parking issues be reviewed and addressed.
