MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> Anne Seminara <br /> 58 Echo Road (Map 19 Parcel 13) <br /> Mashpee, MA 02649 <br /> SP-2014-55 <br /> The parking will accommodate 26 spaces, and 2 handicap spaces. The building conforms <br /> to all appropriate setback requirements and buffer zone requirements. The required <br /> setbacks for the proposed building are as follows: <br /> Front yard setback: 75 feet (minimum) <br /> Side yard setback: 30 feet (minimum) <br /> Rear yard setback: 50 feet (minimum) <br /> Building height: 35 feet (minimum) <br /> Lot coverage: 25% (maximum) <br /> Dan Ojala, Engineer for Down Cape Engineering, Inc. representing the Petitioner, <br /> and Charlie Rowley, Consulting Engineer for the Town of Mashpee were present. Mr. <br /> Ojala stated the project was presented to the Design/Review Committee and he received <br /> bullet points from various departments listed in the meeting minutes dated October 21, <br /> 2014 relating to the site plan, drainage calculations, grading, utilities, and septic system <br /> design. The Fire Department was pleased with the turning radius. The Committee <br /> recommended approval with conditions as noted in the minutes. <br /> The Board questioned Mr. Ojala asking if he has submitted plans to the Board of <br /> Health. He received Board of Health recommendations to increase the size of the leaching <br /> plan. Mr. Ojala indicated the septic location is not in a Zone 2 of a public well and he <br /> modified the design of the system to pump 590 gallons per day.He said there is no variance <br /> needed and he will be meeting with the Board of Health on December 4, 2014 to finalize <br /> the plans. <br /> Mr. Rowley reviewed the documentation with Mr. Ojala, who submitted his <br /> comments in a detailed letter dated November 4, 2014 and highlighted his comments in <br /> "blue"on November 12,2014. A few minor issues were listed such as installing solid catch <br /> basins. Mr. Ojala stated there will four (4) solid bays installed in case of a petro-cheinical <br /> spill which can be easily managed and pumped out. <br /> Mr. Furbush read an email from Charlie Rowley to Dan Ojala, "The landscape <br /> plans are on the old format for drainage. I think they should be updated to reflect the <br /> changes you made."Mr. Ojala will update the final landscape plans and submit them before <br /> the appeal period. <br /> Mr. Furbush read a comment dated November 10, 2014 from Mike Mendoza, <br /> Building Commissioner into the record; "Will need to file control construction with the <br /> application"; (definition of control construction is Building Code Requirement.) <br /> 2 <br />
