MASHPEE ZONING BOARD OF APPEALS <br />APRIL 24, 2013 <br />• MINUTES <br />David M. & Ana S. Ferris <br />Mr. James Reiffarth asked to be excused from the Board for this hearing. <br />Associate Member, Dom DeBarros sat in as the fourth Board member. <br />Request a Written Finding under §174-31 of the Zoning By- laws for demolition <br />of an existing garage and allow construction of a new garage on property located <br />in an R-3 Zoning District at 36 Seconsett Point Road, (Map 124 Parcel 38), <br />Mashpee, MA. <br />Mr. John Slavinsky, of Cape & Islands Engineering is representing David M. & <br />Ana S. Ferris. Mr. Slavinsky indicated the project consists of demolishing the <br />existing garage and reconstructing a smaller new garage to another location <br />setback 15 feet from the property line and slightly back from the street line. This <br />project has been in front of the Conservation Commission twice. <br />Ron Bonvie asked if the construction of the new garage will be moved and <br />reduced and will a new stone patio be on the front of the house. <br />John stated the stone patio it will be constructed at the same time as the garage. <br />is <br />We are going to create a better parking situation for the abutter to the south <br />without having the garage 7 feet from the property line. The dimension of the <br />garage will be 15 feet from the property line for the abutter to the northeast. This <br />will improve the existing 22 x 22 garage 7 feet from the property line and 12. 9 <br />from the street level. <br />• <br />Ron Bonvie asked if the abutter that the Conservation Commission made <br />reference to was in the northeast comer. Ron read the comment from the <br />Conservation Commission did approve there amended order request to move the <br />garage to the proposed location at their April 11 `h meeting. <br />John Slavinsky commented that the parking has to change and the septic system <br />has to change. <br />Jon Furbush and Ron Bonvie stated they need an updated plot plan that depicts <br />the parking, patio and septic. Ron also wants to hear the comments from the <br />audience, and mentioned the 20.2% as a concern and worth listening to further <br />comments. The plan needs to be more depictive of the patio and driveway being <br />installed. <br />John Slavinsky said he will supply a new plot plan as asked. <br />5 <br />
