MASHPEE ZONING BOARD OF APPEALS <br />APRIL 24, 2013 <br />• MINUTES <br />Susan Howard, a direct abutter at 33 Seconsett Point Road addressed the Board. <br />She had a copy of the plot plan and is requesting that if the Ferris' are granted the <br />right to tear down the subject garage and build a new non -confirming garage they <br />respect their property boundaries. She stated she did not object when a one story <br />house changed into a two story house. Her concern is the area on the plan that <br />depicts the driveway, and a landscaped island which appears to be beyond their <br />property line. She stated Seconsett Point Road is a dirt road for residents only and <br />does not have sidewalks. It's a right -of way in the middle of Seconsett Point, and <br />everyone that lives there has a right to pass over their property. <br />She is asking that the development on the lot stay within its clearly delineated <br />boundary lines. She does not want to see cobbles or bushes in the street that is <br />beyond their property line. She is asking as a condition approving this request, <br />whatever development, they keep everything within their property. <br />John Slavinsky stated there will be no construction in the road and the <br />"horseshoe" shaped driveway will measure 14 feet wide at each end. <br />Bill Blaisdell read the email from Andrew McManus, of the Conservation <br />Commission dated Friday, April 19, 2013, 9:46 a.m. addressed to Mary Ann <br />• Romero, in regard to 36 Seconsett Point Road. "Conservation Commission did <br />approve there amended order request to move the garage to the proposed location <br />at their April 11 `h meeting. An abutter to the property had some issues regarding <br />setbacks from Seconsett Point Road, particularly the driveway layout; however, <br />this was not in the Conservation Commission's purview as our setbacks pertain to <br />wetland resource areas. The Conservation Commission suggested that the abutter <br />address her concerns to the Zoning Board of Appeals." <br />Ron Bonvie made a motion to approve the Written Finding to David M. & Ana S. <br />Ferris of Finding under §174-31 of the Zoning By- laws for demolition of an <br />existing garage and allow construction of a new garage on property located in an <br />R-3 Zoning District at 36 Seconsett Point Road, (Map 124 Parcel 38), Mashpee, <br />MA. <br />2 <br />
