MASHPEE ZONING BOARD OF APPEALS <br />JULY 24, 2013 <br />• MINUTES <br />The corner of his porch is approximately 9 feet from the property line. These factors <br />should be addressed before the building permit is granted". <br />Jon read a letter dated July 16, 2013, from 23 Sand Dollar as follows: "I am writing this <br />letter in response to Glen and Beverly Petrie's application to the Zoning Board of <br />Appeals. The family has owned and resided in property on Sand Dollar for over 40 years. <br />They have always been courteous upstanding residents and asset to our neighborhood and <br />maintain a residence and friendly neighbors. It is my opinion, whatever their new house <br />plans are, they will have given a great deal of thought planning to it and would be careful <br />not to infringe in any way on others. Regards, Priscilla Rollins." <br />Tom stated revisions of the plans have been made to bring the house into compliance <br />with the lot coverage. <br />-The existing lot coverage is 1,799 square feet or 17.13% including cantilevers. -- <br />-The proposed is 2,097 square or 19.97%. No variance is needed. <br />-The lot line is 10.7 feet and will be move back to 8 feet and is preexisting. <br />-The cantilevers are included in the house dimensions. <br />Bill Blaisdell stated anything that is approved is conditioned on a plan that is put <br />• into the public record. <br />Jon stated the key to approving the project is satisfying the fire department access <br />to the house. <br />Ron Bonvie made a motion to issue Glen M. Petrie and Beverly C. Petrie: a Written <br />Finding under Article V §174-17 of the Zoning By-laws and M.G.L. Chapter 40A §6 <br />concerning continuance, extension or alteration of a pre-existing, non -conforming <br />structure to raze and replace a dwelling located on property in an R-3 Zoning District at <br />31 Sand Dollar Lane, (Map 105 Parcel 86) Mashpee, MA. <br />The Board determined that the proposal shall not be substantially more detrimental than <br />the existing non -conforming structure or use to the neighborhood, as defined under <br />Section 174-17 of the Zoning By-laws. <br />The Board will make specific reference to a Title Site Plan and SSDS Details, Proposed <br />House Reconstruction at 31 Sand Dollar Lane, Mashpee, Massachusetts, prepared for <br />Glen & Beverly Petrie, Drawing number B21-57, scale 1"= 20, dated June 13, 2013, <br />drawn by TJB, job number 1227 Revisions added soil strip -out 6/20/2013, TJB, added <br />cantilever coverage, reduce house size, and pressure distribution, 7/23/2013, TJB and is <br />conditioned upon a set of plans A0.0 through A3.3. <br />Gi <br />
