MASHPEE ZONING BOARD OF APPEALS <br />• SEPTEMBER2013 <br />MINUTESS <br />Tom Bunker, of BSS Design stated he is representing the applicants raze and replace <br />project. He stated the current home was built around 1900 is a bit run down and would <br />need substantial renovations. As a result, the homeowners decided to raze and replace and <br />are planning to build a two-story home that is less than half of the allowed lot coverage. <br />The proposed new 3 -bedroom home would be a benefit and will conform to the other <br />homes in the neighborhood. <br />Ron Bonvie made a motion to approve the request for Marceli DeOliviera a Written <br />Finding under Section 174-17 and Section 174-20 to raze and replace on property at 106 <br />Wheeler Road. This approval is contingent upon the following: <br />• The new dwelling must remain a 3 -bedroom home under Board of Health <br />restrictions. <br />The applicant has to seek an order of conditions with no amendment to these plans <br />from the Conservation Commission. If these plans are changed in any way the <br />applicant will need to refile with the Zoning Board of Appeals. <br />Making reference to the following set of plot plans from BSS Design Engineering & <br />Surveying at 106 Wheeler Road, Mashpee, MA, prepared for Nelson Oliveira, Scale <br />• 1"=20', dated August 5, 2013, drawn by EJP, & TJB, job number 13135, revisions: moved <br />house August 13, 2013, by TJB, moved septic system, added seasonal dock, average grade <br />and building height, notes: September 5, 2013, drawing number B21-65. Also house plans, <br />proposed front elevation plan, scale Y4" = 1'=0", showing the overall height of 24'4" <br />plus/minus and a roof pitch of 12" and 8 pitch roof, and front elevation, rear elevation, right <br />side and left side elevation. Also, the Board finds this application is not substantially more <br />detrimental than the existing non -conforming structure and the new dwelling will be an <br />improvement, will conform to current building code requirements, is comparable in size <br />and character to other structures in the neighborhood and has sufficient parking and <br />setbacks as may be required. <br />Bill Blaisdell second, yes, Votes: Jim Reiffarth, yes, Richard Jodka, yes, and Dom <br />DeBarros yes, all were in favor. <br />Robert and Mariorie Hackett: Request a Written Finding under Article V §174-17 of the <br />Zoning By-laws and M.G.L.
