MASHPEE ZONING BOARD OF APPEALS <br />DECEMBER 11, 2013 <br />MINUTES <br />Mashpee Commons LP: Request minor modifications of boundary adjustments, parking <br />utility alignments, building mix and phasing of the 40B Comprehensive Permit Decision <br />Jobs -Whitings Trust dated February 8, 2007, on property located at Jobs Fishing Road, <br />Map 74 Parcel 20, Mashpee, MA. <br />John Connell, Project Manager representing Mashpee Commons presented the boundary <br />adjustment plans that boarder the Mashpee Commons to the South. The first of the two <br />minor modifications were updated as requested by the Board when initially submitted. The <br />second minor modification is the phasing and mix of the building(s) project to adjust the <br />sequence of construction in a more orderly fashion. He stated the number of affordable <br />units, standard units, for -sale units, and rented units are not changing. What is changing is <br />the actual sequence of the building construction. <br />Mr. Furbush stated the Board spent several hours with Mashpee Commons and Town <br />Counsel to discuss the proposal and the Board determined the changes are insubstantial. <br />Mr. Blaisdell made a motion to approve the request of the minor boundary adjustments and <br />the building phasing and mix of the 40B Comprehensive Permit Decision. <br />• This is contingent on a plan submitted by BSS Design Engineering & Surveying entitled: <br />Petition Plan 34844 F, Subdivision Plan of Land, prepared for Mashpee Commons Limited <br />Partnership in Mashpee, MA, being a subdivision of Lots 11 & 12 as shown on Land Court <br />Plan 34844-E, Scale 1" = 100', dated August 21, 2013, drawn TJB, Job Number 10014, <br />Drawing Number 1321-73. Also, a Phase 1-6 Color Coded Drawing dated January 12, 2007, <br />entitled; Mashpee Commons Limited Partnership Cornish Associates, Jobs/Whitings <br />Residential Neighborhoods: Phasing Plan, submitted by; Imai Keller More Architects, <br />Duany Plater-Zyberk & Company, and the Proposed 40B Unit Count dated December 11, <br />2013, of Numbered Phases 1 through 7, of the Building Types, Number of Standard Units, <br />Affordable Housing Units and Totals. <br />Mr. Furbush second the motion, yes, Mr. DeBarros, yes, and Mr. Goldstein, yes. All were <br />in favor. <br />Shauna Lee Gonsalves (4:13 Boxing Studio): Request a Special Permit under §174-25 <br />(B) (11) of the Zoning By-laws (Table of Use Regulations), to allow for an educational <br />boxing school on property located in a C-2 Zoning District at 22 Falmouth Road, Unit 8.2 <br />(Map 55 Parcel 8), Mashpee, MA. (Owner of record Merry Meadow Enterprises, Inc.) <br />Shauna and Paul Gonsalves presented their proposal to open a boxing studio. Shauna stated <br />the main focus is conducting business as an outreach for troubled youths and boxing seems <br />to attract these youths. Shauna mentioned she spoke to Officer Carline and he thought it <br />would be a great idea. She said they will offer free services for troubled kids who will <br />• volunteer to help clean or help out the other tenants as part of their program. <br />FA <br />
