MASHPEE ZONING BOARD OF APPEALS <br /> Decision for Minor Modification <br /> Comprehensive Permit CP-2010-29 <br /> industry standards. No construction shall commence and no building permits <br /> shall issue under this Comprehensive Permit until the Board's Engineer has <br /> approved the Final Site Plans as being in confonnance with this Decision, said <br /> approval to be in writing. If no written response or comments have been given <br /> to the Applicant concerning the Final Site Plans within forty-five (45) days after <br /> the Final Site Plan submission date, the Final Site Plans, as delivered, will be <br /> deemed to have been approved, provided that, for good cause shown, the <br /> Applicant shall allow a 30-day extension of such approval period. Nothing herein <br /> shall be construed to limit or otherwise affect the Mashpee Building <br /> Department's authority and obligations under the State Building Code. The <br /> Final Site Plans shall include, but not be limited to, complete construction plans, <br /> final stormwater management plans, an erosion control plan, utility plans <br /> (including sewer connections), a landscaping plan, and a lighting plan, as well <br /> as all other plans that are customarily submitted for projects of this scope, as <br /> may be determined in the discretion of the Board's engineer. The 45-day time <br /> period under this paragraph shall not commence if the Board's engineer notifies <br /> the Applicant in writing that the Final Site Plans are incomplete. <br /> 5. Prior to the commencement of construction, the Applicant shall contact the <br /> Board's engineer for the purpose of developing a schedule and protocol for <br /> construction and inspections. During the construction of the Project, the <br /> Applicant shall be required to meet with the Board's engineer, upon request by <br /> said engineer, to discuss the progress of construction. Failure to attend such a <br /> meeting may be grounds for a stop work order. <br /> 6. The lighting plan shall ensure proper lighting while mitigating, to the maximum <br /> extent possible, any unreasonable light pollution. <br /> 7. The final landscaping plan shall exhibit a detailed planting list. All plantings <br /> shall be well-maintained by the Applicant. <br /> 8. The four additional parking spaces shown in the "shadow parking" area shall not <br /> be immediately constructed. However, parking may be reviewed by the Board no <br /> less than six months after the final occupancy permit is issued. If, after such <br /> review, it is determined by the Board that additional parking is required, the <br /> Applicant shall construct the"shadow parking" area. <br /> 9. The Final Site Plans shall include a construction mitigation plan that will address <br /> all aspects of construction mitigation (including erosion control, trucking routes, <br /> dust control, etc.) and sequencing. The Applicant shall, to the extent feasible, <br /> maintain as many mature trees as possible. <br /> 10. The Applicant shall utilize the Town's wastewater treatment system located at the <br /> High School. The Final Site Plans shall provide details for such connection. <br /> 5 <br />
