Special Permits <br /> New Boston SP LL -Southport Retirement Community <br /> Final Site Development Plan for Phase III <br /> Filing - General Board Comments <br /> The Chairman called this matter to order. Associate <br /> Member, Harvey Cohen, did not sit on this matter in order <br /> to avoid any possible conflict of interest as he is a <br /> resident of the Southport complex. <br /> The Chairman asked the Town Planner about the status <br /> of the checklist for Phase II . <br /> The Town Planner reported that conditions have been <br /> placed on each of the section approvals, as- well as one <br /> final inspection to be made by himself and the Consulting <br /> Engineer upon completion of construction. <br /> The Town Planner further reported that the Zoning <br /> Board of Appeals has approved the overall master plan for <br /> Phase III. <br /> The Chairman them recognized Attorney Michael Dunn.ing., <br /> representing the Applicant. He stated his purpose this <br /> evening is to file the final site development plan for <br /> Phase III and to request the Board schedule a formal <br /> hearing date. <br /> Attorney Dunning provided the following background <br /> information and process procedure. The original decision <br /> was rendered by the Zoning Board of Appeals in 1974 and was <br /> dramatically modified in January 1985 resulting in a <br /> density of 7 -units, from l oo-units . The Zoning Board <br /> required the project to be built out in phases . The <br /> property is located at Route 11 and old Barnstable Road. <br /> References were made to a plan of land entitled, <br /> "Phase III site Plan Layout for Southport on Cape Cod <br /> Condominium, Mashpee, MA, dated November 1 , 200- , by RIM <br /> Engineering Co. , Inc. " <br /> It was agreed that procedure would be for the Zoning <br /> Board and Planning Board to work together regarding the <br /> approvals for project development . A general plan was to <br /> be presented to the Zoning Board showing the phase under <br /> consideration. Said plan would then be submitted to the <br /> Planning Board for engineering, building, and drainage <br /> 3 <br />
