Two out of the three phases were approved in <br /> this manner for a total of 4 4-units, leaving 2 -units, of <br /> which 12-units remain to be constructed in Phase III . <br /> Attorney Dunning informed the Board that the Zoning <br /> Board approved the plan for Phase III on January l;o, 2007 . <br /> Attorney Dunning quoted from the plan, ".The exact <br /> location of building, landscaping, roadways, are subject to <br /> Planning Board site review process and no building permit <br /> is to be issued for a particular building until t-he <br /> Planning Board approves the final site review plan for the <br /> applicable area" . <br /> Attorney Dunning requested approval of the final site <br /> developmen-t plan, acknowledging that -no construction will <br /> begin until such time as the Planning Board has approved <br /> detailed site review plans and continue through the <br /> process . A site walk is also required, consisting of a <br /> representative of the Planning Board, a borist, developer, <br /> and member of the Southport Landscape Committee. The <br /> developer would then present to the Planning Board a final <br /> site review plan that would indicate exact locations of- <br /> specimen trees and other natural features for preservation. <br /> Lee Gurney commented that the buildings appear to be <br /> closer together in Phase III . <br /> The Chairman recognized Ron Bonvie who stated the <br /> buildings are- closer than Phase I, and very similar to <br /> Phase II, in an attempt t.o preserve the natural setting at <br /> Martha' s Pond. <br /> Dennis Bal arini commented upon the loss of trees <br /> where the buildings a-re being proposed. He also asked <br /> about the condition of the ponds. <br /> Mr. Bnvie stated there is only one pond on this Phase <br /> III site clue to Zoning Board of Appeals amendments . There <br /> are however, three man-made ponds on the existing site that <br /> ate thriving with wildlife and waterfowl . <br /> Lee Gurney suggested it would be helpful for the <br /> Planning Board to know the exact changes/amendments made to <br /> the plan by the request of the Zoning Board of Appeals . <br />
