based upon decisions made on Phases I and II, and some <br /> sections of the PGA Lane and Northridge Decisions. <br /> Attorney Du-n-ning stated -his -agreement with the <br /> previous statement, informing the Board that he provided <br /> his input when requested to do so by the Town Planner. He <br /> explained there is a note on the Plan/Decision that states <br /> "...no building permit can issue until, such time as a site <br /> plan review process has been completed for the section on <br /> which said house is located" . He stated Applicant is <br /> required to provide plans for Planning Board review on <br /> those sections of development for site plan review. Every <br /> effort will be made to preserve existing trees and to <br /> create a landscape substitute in areas where it will be <br /> necessary to remove the trees. <br /> Attorney Dunning requested Planning Board approval and <br /> signature to the Revised Phase III Plan Decision before the <br /> Board this evening. <br /> In response to a question by Dennis -alarini, Ron <br /> Bonvie informed the Board that information would be <br /> provided regarding road access, emergency ac-cess, and <br /> traffic flow. Applicant has not yet determined where <br /> construction will begin. <br /> The Town Planner explained there is a requirement that <br /> specific plan for storage and handling of soils and other <br /> materials associated with a specific section of the project <br /> be filed with the Planning Board for review. Access issues <br /> are also addressed within the Decision. <br /> t. Rowley informed the Board of one minor change to <br /> the plans as shown on page 23 regarding the emergency <br /> access . The previous plan. included a cul-de-sac at the end <br /> of Twin oaks Drive, which has been deleted. This matter <br /> was discussed with Deputy Fire chief Hamblin, as he had <br /> concerns regarding the radl-us around the cul-de-sac, as <br /> well s potential for encroachment into the buffer zone . <br /> By eliminating the cul-de-sac and shifting the road, Deputy <br /> Hamblin' s concerns have been addressed and the need for a <br /> retaining gall has been eliminated as well . The grading <br /> is located outside of the buffer zone. <br /> Mr. Rowley le reported there are no other sagni ficant <br /> changes., all of his other concerns have been adequately <br /> addressed.
