THE JOBS & WHITINGS NEIGHBORHOOD <br /> General Conditions <br /> • All plans for building construction within the Jobs and Whitings Neighborhood shall be subject <br /> to the Design-Approval of the Neighborhood Architect prior to commencement of any <br /> construction. Application for Design-Approval is set forth in Jobs and Whitings Neighborhood <br /> Design Code. <br /> • The Office of the Neighborhood Architect shall review all applications for conformance with <br /> the Jobs and Whitings Neighborhood Design Code.The Neighborhood Architect shall <br /> review any and all aspects of architectural design including but not limited to building <br /> placement, form and massing; and exterior details, materials, and color.. <br /> • Building elements,fixtures, and materials specifically noted herein as subject to approval by <br /> the Neighborhood Architect shall be drawn and noted in submitted plans at <br /> the appropriate phase of design approval. Failure to do so may result in re-submittals <br /> and delay of the approval process. <br /> Based upon such review,the Office of the Neighborhood Architect shall approve, approve <br /> with stipulations, or reject applications. Applications may be withdrawn at any time without <br /> prejudice. The approval of the Neighborhood Architect must be received and all applications <br /> must be stamped "approved" by such Neighborhood Architect prior to the Applicant <br /> (not Owner) applying for a Building Permit. <br /> Variances to the Architectural Code may be applied for in the design-approval process and <br /> may be granted based on architectural merit as determined by the Neighborhood <br /> Architect. Variances shall not be approved based on existing precedents nor <br /> shall approved variances be considered precedents for future applications. <br /> • The Architectural code and its enforcement through review and approval are intended to <br /> regulate the aesthetic character of the Jobs and Whitings Neighborhood.All applications <br /> for building construction are required to conform to applicable building and life <br /> safety codes, and applicants shall be responsible for obtaining all necessary <br /> permits and approvals from local regulatory agencies. In any case, where building or life safety <br /> codes are in conflict with the Architectural codes, such codes shall take precedence and the <br /> Office of the Neighborhood Architect shall be notified of the conflict. <br /> • Structures shall strive to be designed to meet the minimum requirements of the LEED Green <br /> building rating system and LEED Home program administered by the U.S. Green Building <br /> Council. <br /> • The Architectural Code maybe amended and updated as required. Such amendments shall <br /> apply to any application for design review prior to Schematic Design Review. <br /> Moshpee Commons Cape Cod,MassaChUSetts <br />
