4 <br />Zoning Board of Appeals <br />Minutes <br />June 27, 2006 <br />The amendments as proposed in the referenced memorandum reflect a <br />minor change to the overall unit mix, but do not change the total number <br />of units. The amount of proposed rental units remains unchanged. <br />Commercial space is reduced by 5,770 square feet. The difference will <br />allow for buildings of lower height. <br />In response to the Mass Housing Eligibility Letter, it was noted the letter <br />is valid for two years from the date of issuance. The letter was issued on <br />September 8, 2004. In the event final approval is not obtained by the <br />Zoning Board of Appeals on September 8, 2006; the date will be requested <br />to be extended as in standard procedure. <br />It was disclosed the Option to Purchase is extended through July 1, 2007 <br />through mutual agreement by both parties. <br />With respect to the last meeting and the discussion of Waivers, <br />clarification was reflected in the memorandum. Two maps related to the <br />project area zoning as requested by the Board were also enclosed. <br />Article IV — Section 174-11.shows as many as 8 townhouse lots that are <br />intersected by the commercial zone line. The article is associated to lots <br />located in multiple districts and eliminates conflicts of residential and <br />commercial zoning. <br />Article W — Section 174-22 and 174-25 contains specific sections to be <br />approved by the Board opposed to a blanket waiver. The sections refer to <br />a Table of Uses that does not correspond to the 40B proposal. <br />Article XIII is associated to the Groundwater Protection District. The <br />enclosed map shows the location of the Zone 11 Protection Area. <br />Future design specifications would include details related to the <br />development of a storm water management plan, landscape and site <br />utilities. With respect to storm water management, Mr. Rowley indicated <br />that he would like to be allowed to be a part of the initial review process <br />for evaluation and recommendation purposes. <br />0 <br />
