So <br /> moved. <br /> Beverly Plummer: Requests a Variance under Section 174-31 of the Zoning By-laws to <br /> vary the lot size requirements, frontage requirements and setback requirements in order to <br /> build a 2 bedroom dwelling on property located in an R-3 zoning district at 16 Wilson's <br /> Grove (Map 118 Parcel 71) Mashpee, MA. <br /> AND <br /> Beverly Plummer: Requests a Special Permit from Section 174-20 of the Zoning By- <br /> laws to demolish the existing dwelling and rebuild a new 2 bedroom dwelling on property <br /> located in an R-3 zoning district at 16 Wilson's Grove (Map 118 Parcel 71) Masbpee, <br /> MA. <br /> Sitting: James Regan, Zella Elizenberry and Robert Nelson. <br /> David Sanicki of Cape & Islands Engineering represents the petitioner. They are seeking <br /> a special permit to demolish the existing dwelling and a variance from the setback <br /> requirements to rebuild a new 2-bedroom dwelling. The new dwelling will be less non- <br /> conforming as the new setback needed will only be 8 feet. The Board feels this will be <br /> an improvement to the area. Robert Nelson moves to grant the special permit and the <br /> following variances: <br /> • • A 1,500 square foot landspace variance <br /> A 10 foot frontage variance <br /> An 8 foot front yard setback variance <br /> A 5 foot variance on the northerly side <br /> ■ A 6.5 foot variance on the southerly side <br /> Zella Elizenberry seconds the motion. All agree. So moved. <br /> Richard Kearney: Requests a Variance under Sections 174-31 and 174-33 of the <br /> Zoning By-laws to vary the distance to the wetlands requirement and vary the side yard <br /> setback requirements in order to rebuild a new dwelling on property located in an R-3 <br /> zoning district at 429 Monomoscoy Road (Map 124 Parcel 54) Mashpee, MA. <br /> AND <br /> Richard Kearney: Requests a Special Permit from Section 174-20 of the Zoning By- <br /> laws to demolish the existing dwelling and rebuild a new dwelling on property located in <br /> an R-3 zoning district at 429 Monomoscoy Road (Map 124 Parcel 54) Mashpee, MA. <br /> Sitting: Robert Nelson, James Regan and Frederick Borgeson. <br /> • <br />
