Mashpee Zoning
Board of Appeals Plymouth Savings Bank
4 Charles Ha j aar, Trust
Falmouth Road Trust
V-04-95
Charle Hajjar, Owner of Deer Crossing Development: Mr. Hajjar wants to make
everyone happy. He is currently in the middle of a large Title V problem with the whole
complex. Mr. Talanian wants the 2 way street on Shellback Way completed, which
would enhance the complex. He would like to work everything out with everyone.
Fred Stearn: A trustee of the Deer Crossing Condominiums, he is also concerned about
the entrance in front of True Value as well. He feels the traffic is a problem as well.
The Talanian project is requirement to maintain a 2-lane driveway on Shellback Way that
was part of their comprehensive permit. The applicant went before the Planning Board
and Town Planner Tom Fudala was supportive of the original layout that Plymouth
Savings submitted. However, the ZBA has made other recommendations as far as the
layout will be determined. Mr. Kirrane informs the Board that they have made several
changes to accommodate the Boards requests and well as meeting with the approval of
the Planning Board. Mr. Kirrane submits a landscaping plan as well. They have
eliminated one of the entranceways at Shellback Way as the plan reflects. The Board
reviews the plans and feels that the variance portion of this request can be addressed.
Comments from Greg Taylor, DPW and Deputy Fire Chief Hamblin have been
incorporated into the decision. Mr. Regan asks for comments from the audience.
Charles LaSalla, Owner of True Value in Mashpee: He reviews the plans and asks
what changes have been made to the parking in front of his store. Marshall Brem informs
him that nothing will change for him, which is what the Board wanted. He thanks them
for their time and says he is no longer opposed to the plans.
The Board is in agreement that all parties have worked together to achieve a workable
situation for all involved. Mr. Nelson moves to grant (1) a 25-foot variance for the
parking from Falmouth Road to the paving line; and (2) a 36.5-foot variance from the
canopy to the lot line. Marshall Brem seconds the motion.
p
