So moved. <br /> Paul and Helen Zammito: Request a Special Permit from Section 174-20 of the Zoning <br /> By-laws in order to demolish existing structure and rebuild house on a non-conforming <br /> lot on property located in an R-3 zoning district at 4 Spoondrift Circle (Map 111 Parcel <br /> 113) Mashpee, MA. <br /> Paul and Helen Zammito: Request a Variance from Section 174-31 of the Zoning By- <br /> laws in order to vary the setback requirements in order to build a new structure on a non- <br /> conforming lot on property located in an R-3 zoning district at 4 Spoondrift Circle (Map <br /> 111 Parcel 113) Mashpee, MA. <br /> Tom Bunker of BSC Design Group represents the applicants. They are seeking a special <br /> permit and demolish the property and build a new dwelling that needs variance relief as <br /> well. Mr. Bunker goes over the plans with the Board and explains that this is the <br /> combination of two lots (that is still in the process of being completed with the Registry <br /> of Deeds). They would like to install a new septic system and build a 3-bedroom house. <br /> The Conservation Commission has approved the proposal. The Board would like to see <br /> the lot coverage put onto the set of plans. Mr. Bunker will have that added and drop them <br /> off to the ZBA. Marshall Brem moves to grant a special permit to demolish the existing <br /> dwelling and build a new dwelling. Robert Nelson seconds the motion. All agree. So <br /> moved. Marshall Brem moves to grant a 10-foot variance on Spoondrift Circle. Robert <br /> Nelsons seconds the motion. Mr. Regan votes in favor. Mr. Guerrera votes in favor. So <br /> moved. Reference plans from BSC Group of Falmouth, MA, dated May 11, 2004, <br /> revised June 10, 2004, and revised July 15, 2004, drawing number B14-30 as prepared <br /> for Paul and Helen Zammito. Decision to note that lots 136 and 104B must to be <br /> combined) <br /> Jennifer and Keith Kaestner: Request a Variance under Section 174-31 of the Zoning <br /> By-laws to seek relief from the front yard setback requirements in order to build a <br /> farmer's porch on property located in an R-3 zoning district at 112 Quinaquissit Avenue <br /> (Map 68 Parcel 38) Mashpee, MA. <br /> Keith Kaestner represents himself at this hearing. He is seeking a 3.2-foot variance on <br /> Quinaquisset Avenue and a 2.1-foot variance for the frontage requirements in order to <br /> build a farmer's porch. The Board reviews the plans and finds this to be a reasonable <br /> request. Robert Nelson moves to grant the variances. Marshall Brem seconds the <br /> motion. Mr. Regan votes in favor. Mr. Guerrera votes in favor. So moved.
