Mashpee Zoning <br /> Board of Appeals Minutes <br /> 2 August 24, 2004 <br /> ❑ A 27,800 square foot landspace variance <br /> ❑ A 75 foot frontage variance <br /> ❑ A 20.6 foot front yard setback variance <br /> ❑ A 1.5 foot side yard setback variance <br /> ❑ A 36 foot variance from the wetlands setback requirement <br /> Robert Nelson seconds the motion. All agree. So moved. Reference plans from Cape & <br /> Islands Engineering, dated October 18, 2003, revised June 29, 2004. <br /> Richard Sieklucki: Requests a Special Permit under Section 174-25 I.9 of the Zoning <br /> By-law in order to build a pier, ramp and float on property located in an R-5 zoning <br /> district at 143 Ninigret Avenue (Map 65 Parcels 50A and B) Mashpee, MA. <br /> Richard Sieklucki represents himself at this hearing. He is seeking a special permit to <br /> legalize an existing float that he did not realize he needed a permit for. He put this fixed <br /> float in for his grandchildren to fish on. He was approved by the Conservation <br /> Commission. Mr. Brem mentions that the float does no harm to the area and it is a <br /> beautiful spot. Richard Guerrera moves to grant the special permit. Robert Nelson <br /> seconds the motion. All agree. So moved. <br /> Stephen and Sandra Cohrs: Request a Special Permit under Section 174-45.4 of the <br /> Zoning By-laws in order to build an accessory basement apartment on property located in <br /> an R-3 zoning district at 21 Bayview Road (Map 119 Parcel 117) Mashpee, MA. <br /> Mr. Tony Pola of Capizzi Home Improvement represents the applicant at this hearing. <br /> They are seeking a special permit in order to complete an accessory basement apartment. <br /> They have submitted pictures of the house for the Board's review. Mr. Nelson mentions <br /> that a site plan would be appreciated in order to be sure there is sufficient parking. Mr. <br /> Pola indicates that there is a second driveway and he would be happy to submit pictures <br /> of that or obtain a site plan with that on it. The Board feels that in this instance, pictures <br /> of the driveway would be adequate. The Board of Health has signed off on this matter. <br /> Mr. Ron Ames of 27 Bayview Road is in full support of this project. Mr. Nelson moves <br /> to grant the special permit. Marshall Brem seconds the motion. All agree. So moved. <br /> Reference plans by Sharon Malone Johnson as prepared for Capizzi Home Improvement, <br /> dated April 2, 2004. <br /> Thomas Nash: Requests a Special Permit under Section 174-17 of the Zoning By-laws <br /> in order to re-build a new house on existing foundation where fire destroyed previous <br /> dwelling on property located in an R-5 zoning district at 252 Wheeler Road (Map 41 <br /> Parcel 14) Mashpee, MA. <br /> John Vidal is the applicant in this hearing and is representing the current owner. Mr. <br /> Vidal is in the process of buying this property. It was destroyed in a fire and he is seeking <br /> a special permit to rebuild the 3-bedroom house. He has submitted building plans and the <br /> board reviews the plans. They feel this would obviously be an improvement to the <br /> burned down foundation and currently exists now. Marshall Brem moves to grant a <br />
