Mashpee Zoning Minutes—February 27, 2002 4
Board of Appeals
Planning Board has approved the new subdivision. Plans call for construction of two
metal-type buildings with 5 bays each on the subject property. A 25-foot buffer to the
town-owned property, a 10-foot buffer on the sides and a 25-foot buffer to the street
would be provided.
i
Mr. Guerrera questioned the types of businesses that would be operating out of the III
proposed buildings. Mr. Sanicki indicated that the tenants have not yet been established.
The proposal meets the parking space requirements.
The project has received Design Review and Technical Review Committee approval.
Ms. Elizenberry asked if the Petitioner would conduct any retail and/or office business
from the subject property. Mr. Regan expressed concern with the wording of the Petition
and discussed the allowed uses with the rest of the Board. He admitted that the allowed
industrial uses in the Town of Mashpee `are some of the most unique'.
Building Commissioner Russell W. Wheeler said that each individual tenant would be
required to contact the Building Department for an occupancy permit.
No comments were received from abutters.
Ms. Elizenberry moved to grant the Special Permit, subject to the following: j
• to remove the wording `retail/office space' from the Petition
• findings for commercial development.
• Cape & Islands Engineering plan entitled `Proposed Site Plan Located in I! II
Mashpee, Mass., Prepared for Terry Luff, Date: Dec 16,2001, Jan.29,2002'.
• Terry Luff, Architect plan entitled `Mashpee Industrial Bays, Inc. All agreed. j
I Iii I
Mr. Regan clarified that, even though the wording `retail/office space' has been removed
from the Petition, Sections 174-25.G.5, G.6, and G.9 of the Zoning By-laws still allow
office use. He also stated the Building Commissioner would be issuing occupancy I
permits on an individual tenant basis.
l
Peter J.
