Dublirer—Request a Variance from Section 174-31 of the Zoning i <br /> By-laws to vary the setback requirements to allow for expansion of a pre-existing <br /> non-conforming dwelling with an addition on property located in an R-3 zoning district <br /> at 8 Elizabeth Island Road (Map 123 Parcel 13 1) Mashpee, MA. <br /> � i <br /> Sitting: Edward M. Govoni, James E. Regan III and Robert G. Nelson. <br /> Mr. David Sanicki of Cape & Islands Engineering represented the Petitioner, Mr. ! <br /> Dublirer, who also attended the meeting. Mr. Sanicki stated that changes are being made <br /> to the previous Variance and Special Permit granted by the ZBA. The Petitioner wishes <br /> to eliminate the deck in order to enlarge the house footprint. Plans call for reduction of <br /> the current lot coverage from 22%to 20%. Mr. Dublirer said that the home is <br /> approximately 35 years old. Mr. Govoni said that, in his opinion, the home pre-dates <br /> zoning and that the Petitioner does not need permission from the ZBA for the proposal. <br /> II � <br /> No comments were received from abutters. <br /> I <br /> Mr. Regan moved to grant a Variance of 1 foot from the setback requirements to - <br /> Nashawena Road and a Variance of 4.74 feet from the setback requirements to'Elizabeth <br /> q hzabeth <br /> Island <br /> Road, subject to criteria/findmgs 1, shape, topo—corner lot 2, 3/1, 3, house was <br /> built before adoption of zoning and Cape & Islands Engineering plan entitled `Septic <br /> System Upgrade & Addition Proposed Sewage Disposal osal <br /> System,stem Prepared for Eric <br /> Dublirer, Hse. No. 8 Elizabeth Island Road, Mashpee, Mass., Plan No. 110101, Date: <br /> Nov.1, 2001, Revision: 12/05/01, 5/20/02'. Mr. Nelson seconded.
