Mashpee Zoning Minutes—August 28, 2002 5 Board of Appeals James H. Crocker, Jr.—Requests a Special Permit under Sections 174-24.A.4, 174-24.0 and 174-25.E.1 of the Zoning By-laws to allow for construction of a commercial building with retail sales and storage space on property located in a C-2 zoning district at 0 & 14 Sampson's Mill Road (Map 54 Parcels 77 & 78) Mashpee, MA. Sitting: James E. Regan, III, Robert G. Nelson, and Edward M. Govoni Mr. Brad Holmes of Baxter,Nye &Holmgren represents the petitioner, James H. Crocker, Jr, in the matter of obtaining a Special Permit to build a retail building on 0 & 14 Sampson's Mill Road which is a C-2 district. Mr. Holmes informs the Board that the Conservation Committee has issued an Order of Conditions and has received approval from the Design Review Committee. He is seeking approval to construct a retail business as well as an access road. Mr. Govoni asks if a traffic study has been done due to the dangerous intersection of Sampson's Mill Road and Route 28. Several abutters have opposing comments and are as follows: Ginger Hoag 15 Cranberry Ridge Road Ms. Hoag opposes this matter due to heavy traffic that already exists and feels this project is "an accident waiting to happen". She mentions how fast the traffic comes at them"80 mph" at times! She does not want this access road to be constructed. Ms. Hoag suggests a set of lights be installed. ' II �, Louise Zicarre Cranberry Ridge Road She w I 'I ould like a traffic stud done and is ver concerned Y Y about the children on that street I getting on the school bus. i Au ggie Marks 47 Cranberry Ridge Road Mr. Marks inquires what type of trucks will be entering the street. The trucks that presently come down this street for deliveries come down too fast. He feels any new trucks making deliveries for this proposed retail office will quickly find out the route 28 entrance is too difficult to make and will use the back ways which will include Cranberry j Ridge Road. He opposes this matter. Addional comments are made by Chris Tuffs of Sampson's Mill Road in opposing this matter. General discussion between the Board and the public continue in opposition of this matter. Mr. Govoni mentions that he would be willing to consider a Variance if they went out through another entrance, however he it feels the present proposal is a real hazard. Mr. Govoni tells Mr. Holmes to research the matter to see if an access road can be obtained some other way and to get a letter from the State stating their findings.
