Mashpee Zoning Minutes—August 28, 2002 5 <br /> Board of Appeals <br /> James H. Crocker, Jr.—Requests a Special Permit under Sections 174-24.A.4, <br /> 174-24.0 and 174-25.E.1 of the Zoning By-laws to allow for construction of a <br /> commercial building with retail sales and storage space on property located in a C-2 <br /> zoning district at 0 & 14 Sampson's Mill Road (Map 54 Parcels 77 & 78) Mashpee, MA. <br /> Sitting: James E. Regan, III, Robert G. Nelson, and Edward M. Govoni <br /> Mr. Brad Holmes of Baxter,Nye &Holmgren represents the petitioner, James H. <br /> Crocker, Jr, in the matter of obtaining a Special Permit to build a retail building on 0 & <br /> 14 Sampson's Mill Road which is a C-2 district. Mr. Holmes informs the Board that the <br /> Conservation Committee has issued an Order of Conditions and has received approval <br /> from the Design Review Committee. He is seeking approval to construct a retail business <br /> as well as an access road. Mr. Govoni asks if a traffic study has been done due to the <br /> dangerous intersection of Sampson's Mill Road and Route 28. Several abutters have <br /> opposing comments and are as follows: <br /> Ginger Hoag <br /> 15 Cranberry Ridge Road <br /> Ms. Hoag opposes this matter due to heavy traffic that already exists and feels this project <br /> is "an accident waiting to happen". She mentions how fast the traffic comes at them"80 <br /> mph" at times! She does not want this access road to be constructed. Ms. Hoag suggests <br /> a set of lights be installed. The trucks that <br /> presently come down this street for deliveries come down too fast. He feels any new <br /> trucks making deliveries for this proposed retail office will quickly find out the route 28 <br /> entrance is too difficult to make and will use the back ways which will include Cranberry j <br /> Ridge Road. He opposes this matter. Addional comments are made by Chris Tuffs of <br /> Sampson's Mill Road in opposing this matter. General discussion between the Board and <br /> the public continue in opposition of this matter. Mr. Govoni mentions that he would be <br /> willing to consider a Variance if they went out through another entrance, however he it <br /> feels the present proposal is a real hazard. Mr. Govoni tells Mr. Holmes to research the <br /> matter to see if an access road can be obtained some other way and to get a letter from the <br /> State stating their findings. <br />
