Mashpee Zoning Minutes—August 28, 2002 g <br /> Board of Appeals <br /> be elevated without a basement(but with a non-habitable storage only basement). <br /> Conservation Committee has reviewed and signed off. The Petitioner has modified the <br /> and installed a new septic system for the new house. Marshall Brem informs the Board <br /> that this is 22.7% coverage. Mr. Brem asks what can be done to cut this house down to <br /> below the 20% lot coverage maximum. Mr. Sanicki informs the Board that this home has <br /> already been reduced once. There has been an order of conditions issued by <br /> Conservation Commission and an abutter Mr. Lewis Mantrell of Monomoscoy Road feels <br /> this would be an improvement to the property. Messrs. Regan and Brem agree this new <br /> home would enhance the property. <br /> Marshall Brem moves to grant the following: <br /> ♦ That a special permit be given to allow for demolition of an existing dwelling and <br /> construction of a new single-family home at 12 Great River Road, Mashpee Ma. <br /> Special findings to include SP#l, #2, #3, #4, #5, #6, #7 and#12. <br /> Robert G. Nelson seconds the motion. All agree. <br /> from Sections 174-31 and 174-33 of the Zonin <br /> Janet C. Procek—Requests a Variance g I <br /> By-laws for permission to vary the front setback and lot coverage requirements and the j <br /> setback requirements to water and wetlands to allow for construction of a single-family <br /> home with a deck and garage on property located in an R-3 zoning district at 12 Great <br /> River Road(Map 120 Parcel 63) Mashpee, MA. <br /> Sitting: James E. Regan, III, Robert G. Nelson, and Marshall Brem. j <br /> Mr. Brem moves to grant the following: <br /> ♦ A variance of 26 feet from the front setbacks and 1% from the lot coverage <br /> requirements for the house (the deck is not included) I <br /> ♦ A 32-foot variance from the water and wetlands,not to include the distance of the <br /> steps coming down. <br /> Finding for the Variance include criteria#1, #2, #3, #4. i <br /> Special findings include#1, #2 and#3. <br /> i <br /> Mr. Robert G.
