The potential buyer has already given B <br /> up a portion of one of the lots due to non-use. The Board and Mr. Kirrane and Mr. <br /> Connolly confer over the sub-division plans at length. C <br /> i <br /> Marshall Brem moves to continue this matter until November 13, 2002 until Mr. Kirrane D <br /> has had a chance to hire an engineer to find out the square footage of each lot and exact j <br /> measurements to the Board is fully able to see what they need to grant, if they deem it <br /> appropriate to do so. Mr. Nelson seconds the motion. All agree. So moved. j <br /> Eli Florence: Requests a Special Permit under Section 174-20 of the Zoning By-laws to <br /> allow for demolition of an existing house in order to construct a new house on property <br /> located in an R-5 zoning district at 110 Popponesset Island Road(Map 112 Parcel 4) <br /> Mashpee, MA. <br /> i . <br /> Sitting:Edward Govoni, Robert Nelson and Richard Guerrera <br /> Attorney Jeremy Carter opened for the petitioner. Mr. Florence was initially before the <br /> Board and Conservation to install a pool and a deck. Upon doing so,he found substantial <br /> i <br /> structural damage to his house. He would like to demolish the existing house and re- <br /> build another house within the existing footprint. Conservation has signed off on this as f <br /> well as the Board of Health (with one condition such that the building over the garage <br /> widen its doorway so it does not become a bedroom.) Lot coverage is 20% and there is <br /> plenty of available space. No variance is necessary as per the building department. Mr. <br /> Carter shows the Board the building plans for the house. Petitioner will replace 1500- <br /> gallon tank with new 1500 gallon H-20 rated septic tank and provide concrete risers with <br /> rims and covers at finish garde. Mr. Nelson informs Mr. Carter that the Board of Health <br /> will accompany the building department upon their last inspection to be sure the room <br /> over the garage will not become a bedroom. Mr.Nelson moves to grant the special <br /> permit to allow for demolition of existing house and rebuild of new house. Board of <br /> Health and Conservation has approved. Mr. Guerrera seconds the motion. All agree. So <br /> moved. Criteria will include#1, 2, 3 and a modification of#12 (for new tanks). No <br /> comments from abutters. <br /> Bowdoin Road Realty Trust: Request a Special Permit under Sections 174-25G(4); <br /> 174-25G(6); 174-25G(9); and 174-20 to allow for demolition of existing building and <br /> construct a new building on property located in an I-1 zoning district on 23 Bowdoin <br /> Road(Map 54 Parcel 8) Mashpee, MA. <br /> Sitting: Edward Govoni, Marshall Brem and Robert Nelson. <br /> Attorney Tom Souza opened for the petitioner.
