The proposal meets the 40,000 square-foot area, frontage, rear and side setbacks <br /> and 20% lot coverage requirements. The proposal calls for 20% lot coverage, 10,802M1 1 <br /> 4, f <br /> square feet of the 54,014 square-foot lot, and a building of 7,800 square feet. He stated that there is no plan for manufacturing on the <br /> subject property. Proposed adequate off-street parking conforms to the zoning <br /> requirements. Attorney Veara said that the applicant does not anticipate any excessive „ adlll <br /> erosion and/or runoff to abutting properties or streams or water bodies. <br /> Attorney Veara offered to supply the Board with a construction protocol showing the <br /> proper disposal of stumps, debris and other waste from the site. <br /> Mr. Nelson questioned if the chain-link fence would include green weave. He referred to a <br /> Section 174-25.E.8 of the By-laws, which reads: <br /> "Store for retail sale of merchandise such as, but not limited to, lumberyards and <br /> building supply yards, wherein merchandise is stored in the open, provided that all <br /> merchandise so stored is screened from ground level view from any abutting street or <br /> abutting property at the property line where such materials are stored." �� <br /> it Oki <br /> Attorney Veara agreed to installation of green weave inside the fence along with the <br /> proposed trees. <br /> Mr. Regan questioned if the applicant has completed the Design Review process. Mr. <br /> Hauck confirmed that there have been several meetings with Design Review and <br /> Gemarko Realty Trust. Mr. Regan asked for building plans.
