Mashpee Zoning Minutes—January 24, 2001 2 <br /> Board of Appeals <br /> single-family home. Lot coverage would be reduced from 29.9%to 24.9% and the side <br /> setback would be reduced by four feet. The shed will remain. The septic system meets <br /> Board of Health standards. The subject lot is larger than most of the other lots on <br /> Wilson's Grove. <br /> 4 Mr. Walsh, an abutter, questioned if the proposal would be closer to the street than the <br /> existing dwelling. After reviewing the plans,he indicated that he had no objection to the <br /> proposed construction and that it would be an improvement. I <br /> Mr. Govoni remarked that the lot predates zoning. Mr. Borgeson visited the site and <br /> stated that the proposal would improve the lot. <br /> No other comments were received from abutters. <br /> Mr.Nelson moved to grant the following: <br /> • a Variance of 4 feet from the front setback requirements on Wilson's Grove. <br /> • a Variance of 10 feet on the southwest side of the lot. <br /> • a Variance of 4.9% from the lot coverage requirements. <br /> Subject to criteria and findings 1, 2, 3, 4—the lot predates zoning, small size of the lot, <br /> removal of old house would be an improvement, smaller% of lot coverage with proposal, <br /> proposal would be further from lot line than existing dwelling. Mr. Brem seconded. All <br /> agreed. <br /> Mr.Nelson moved to grant the Special Permit, subject to findings 5, 6,that the proposal <br /> would be an improvement to the neighborhood and that there is plenty of parking. Mr. <br /> Brem seconded. All agreed. <br /> George A. Benwa�III—Requests a Variance from Section 174-31 of the Zoning <br /> 111 <br /> By-laws for permission to vary the side, rear and front setback requirements to allow for <br /> construction of a single-family home on property located in an R-3 zoning district at 6 <br /> Great River Road North(Map 114 Block 30A) Mashpee, MA. <br /> Sitting: Edward M. Govoni, James E. Regan III and Robert G.Nelson. <br /> Mr. John Slavinsky of Cape & Islands Engineering represented the Petition and <br /> submitted a copy of the original 1913 Plan of Waquoit Park. The foundation has been <br /> installed on the subject property. Messrs. Wheeler and Govoni stated that the lot predates <br /> zoning. <br /> Mr. George Benway discovered that a neighbor moved the stakes in the area and the <br /> foundation was mistakenly installed 2 feet closer to the upland side of the lot. <br /> No comments were received from abutters. <br /> l <br /> M ; <br />
