Mashpee Zoning Minutes—March 28, 2001 2 <br /> Board of Appeals <br /> No comments were received from abutters. <br /> Mr. Borgeson moved to grant a Variance of 4% from the total lot coverage requirements <br /> to allow for construction of a single-family home on the subject property, subject to the <br /> following: <br /> • findings 1, 2, 3, 4. <br /> • that the Conservation Commission has approved the project. <br /> • that the.lot predates zoning. <br /> • that the Board granted a Special Permit (SP-01-6) on the subject property to <br /> allow for demolition of an existing dwelling. <br /> Mr.Brem seconded. All agreed. <br /> W. Brem referred to correspondence received from Mr. Grotzke complaining of delays <br /> P g <br /> Y <br /> administration concerning oncerning Petitions that require approval from both the Conservation <br /> Commission and the Zoning Board of Appeals. Mr. Brem said he also experienced <br /> headaches and delays when he had to go through the same procedures and said that he <br /> hopes that"someone of some higher caliber" is addressing the issue. <br /> Mr. otzk <br /> Gr e claimed that a lack <br /> ofrotocol between n the Conservation Commission <br /> and <br /> the ZoningBoard of Appeals result <br /> pp s in delays for Petitioners. He said that other Towns <br /> conduct Public Hearings on the same night in order to expedite Petitions in a more timely <br /> manner. <br /> Mr. Regan assured Mr. Grotzke that his complaint would go on record. Mr. Regan <br /> reminded Mr. Grotzke that he has appeared before the ZBA not <br /> prepared red on many II <br /> occasions and that Mr. Grotzke's lack of preparation resulting in delays for his clients <br /> is an issue that Mr. Grotzke should address. The Board has had to continue Petitions <br /> many times for Mr. Grotzke because he had not yet received Conservation Commission <br /> approval or had submitted plans that were inaccurate or incomplete. <br /> Mr. Grotzke said that he has been frustrated when he has been told to go back and forth <br /> between the <br /> Conservation Commission and the ZBA for approval on Petitions. Mr. ' <br /> Regan said he appreciated Mr. Grotzke's frustration, but that the ZBA must have <br /> Conservation Commission approval when dealing with specific Variances and exact i <br /> figures. Mr. Regan said that the Board would continue to do the best it can. <br /> The Mattress &Furniture Place—Requests a Special Permit under Section 174-25115 <br /> of the Zoning By-laws for permission to operate a factory outlet store as part of a <br /> manufacturing or assembly facility on property located in an 1-1 zoning district at 106 <br /> Falmouth Road(Map 54 Block 5) Mashpee, MA.
