Casey—Requests a Special Permit under Sections 174-24 and 174-25 of the <br /> Zoning By-laws to allow for a commercial structure with an office and storage space for <br /> commercial vehicles and equipment on properties located in a C-2 zoning district at 8 I' <br /> Sassacus Road and 84 Algonquin Avenue (Map 72 Blocks 58A and 58B) Mashpee, MA. <br /> Owner of record: Henry C. Labute, Trustee. <br /> 1 ' <br /> These Petitions have been continued to allow the Petitioner an opportunity to receive <br /> Design and Technical Review approval. <br /> Attorney Jeffrey W. Oppenheim represented the Petitions. Messrs. Casey and Tony <br /> Peruzzi of William MacKenzie, Professional Land Surveyors, also attended the meeting. <br /> Attorney Oppenheim stated that Mr. Casey grew up on John's Pond and attended <br /> Mashpee public schools. At 20 years of age, Mr. Casey started his landscaping business <br /> about 10 years ago. Mr. Casey now has 6 full-time employees and 6 part-time seasonal <br /> employees and has several pieces of equipment. Attorney Oppenheim said that Mr. <br /> Casey is known in the community for his expertise in landscape construction, tree <br /> preservation and masonry work. Mr. Casey is also equipped to plow snow in winter. <br /> Attorney Oppenheim said that Mr. Casey has worked closely with the Mashpee <br /> Conservation Commission on several residential and commercial projects, as well as <br /> projects for the Town of Mashpee. <br /> Attorney Oppenheim said that the subject properties located next to Cormier's Route 151 <br /> station are owned by Mr. Labute's trust. When combined,the two lots would total <br /> 28,500 square feet of land. The property abuts residential/commercial property on <br /> Algonquin and Sassacus Road. The wooded lot has a sloping contour of about 10 feet <br /> and abuts wetland. Proposed lot coverage would be 17%. <br /> Attorney Oppenheim said that relief of the following is being requested: <br /> • setback requirement of 75 feet from the two front yards—a Variance of 25 j <br /> feet from Algonquin Avenue and a Variance of 55 feet from Sassacus Road. <br /> • land space requirements—a Variance of 11,500 square feet. <br /> • frontage requirements— a Variance of 75 feet on Algonquin. Sassacus meets <br /> frontage requirements. <br /> • Section 174-37—parking lot—spots 8— 16 unpaved (pervious surface). <br /> Mr.Brem asked for the distance that the proposed construction would be from the <br /> property line of the abutter. Mr. Peruzzi indicated that the paper road is 40 feet wide. <br />
