Mashpee Zoning Minutes—October 24, 2001 5 <br /> Board of Appeals <br /> & Islands Engineering represented the Petitions and stated that he made in error in <br /> calculating the proposed lot coverage. The lot coverage would be 21.8%, not 23.9%. <br /> i � <br /> In light of recent correspondence sent to the Board, Mr. Nelson said that he wanted to <br /> state for the record that"at no time did I ever oppose the removal of the existing <br /> structure". <br /> Mr. Govoni read letters from Mr. David Foley and Ms. Maryclare Himmel in opposition ; III <br /> to grant of Variance relief from the lot coverage requirements. <br /> i <br /> Mr. Brem said that he was in favor of demolition of the existing home as long as the j <br /> proposal complies with the 20% lot coverage requirements. He stated that the Petitioner <br /> has not established hardship to allow for Variance relief Calculations reveal that if only <br /> 97 square-feet were removed from the proposal, it would comply with the 20% lot <br /> coverage requirements. Mr. Sanicki said that removal of that amount of square footage j <br /> on a small lot translates into a"big change". <br /> li <br /> Mr. Thomas O'Neill, architect for the he roJect said that he is willing to work with the <br /> i <br /> Board. He said that the existing 5-bedroom home is cramped and the basement is <br /> leaking. <br /> The Board made several suggestions on how to reduce lot coverage. Building <br /> ! IIj <br /> Commissioner Russell W. Wheeler said that setbacks in that area are 25 feet in the front <br /> and 15 feet on sides and rear. <br /> i <br /> Mr. Edward Mahoney, President of the Popponesset Beach Association, claimed that he <br /> is the only year-round resident of Uncatena Road. He said that Mr. Foley lives two <br /> streets away from the subject property. <br /> Mr. Sanicki said that the proposal would meet the height requirements. ! <br /> Mr. Govoni moved to Deny the request for Variance relief from 174-31 of the Zoning <br /> By-laws; therefore, the proposal must not exceed the 20% allowed lot coverage. Mr. <br /> Govoni moved to grant a Variance of 21 feet from 174-33 of the Zoning By-laws. Mr. <br /> Nelson seconded. All agreed. <br /> i <br /> Mr. Govoni moved to grant the Special Permit. Mr. Nelson seconded. All agreed.
