Board of Appeals Little River Boatyard - SP-97-08 2. <br /> Attorney Robert F. Mills represented the applicant and informed the Board that the <br /> application was an extension of a non-conforming use since the boatyard had been in <br /> existence since 1903. He explained that the proposed 48' x 60' metal frame building <br /> would replace an existing hoop house, a second floor would be added to an office facility <br /> and four units of rack storage would be added. The applicant plans to replace an <br /> underground gasoline storage tank and improve the septic system. Comments were <br /> received in favor and opposed to the application. There was also discussion of the <br /> operating hours of the fork lift which is used to move the boats and a request to change <br /> the hours. <br /> FINDINGS <br /> 1. the site is an approximate 2.97 acre parcel in the R-3 zoning district situated on <br /> Seconsett Island immediately proximate to Little River. <br /> 2. the immediate neighborhood consists of a mixture of year-round single and multi- <br /> family homes as well as cottage colonies most of which are pre-existing non- <br /> conforming structures. <br /> 3. the original use of the subject parcel predates the Zoning By-law of the Town of <br /> Mashpee and the site has been operated as a boat yard since 1903. <br /> 4. the operations of the boat yard include winter storage, summer valet service, boat <br /> repair and the storage and sale of marine fuel products. <br /> 5. there is sufficient parking on the site. <br /> 6. the replacement of the existing gas tanks and repair of the septic system will be an <br /> improvement to the site conditions <br /> 7. the Town benefits from the facility as it provides public access to the local water-ways. <br /> 8. the replacement of the hoop house will be an improvement to the site <br /> 9. the proposed expansion will not be more detrimental than the existing non-conforming <br /> structure. <br />
