Board of Appeals Mobil Oil Corporation V-96-27 3. <br /> A <br /> 5. The means of ingress and egress at the Falmouth Road/Route 28 boundary <br /> are less than 200 feet apart, and less than 600 feet from the center of the <br /> ` Mashpee (Pine Tree Corner) Rotary circle, and comprise lawful, pre-existing <br /> uses. <br /> B. Specific Findings <br /> 1. the land area of approximately 1 1/3 acres affords ample area for the requisite <br /> parking spaces, the location of the proposed car wash building and internal <br /> traffic circulation.. <br /> 2. the unusual shape of the lot, given its lengthy Falmouth Road frontage and <br /> elongated triangular shape affords considerable restriction upon the ability to <br /> locate the necessary structure on the premises. The shape is unique to this lot <br /> and not the zoning district in which it is located and creates a hardship, both <br /> financially and otherwise, by adversely affecting the applicant's ability to <br /> provide service to the public. <br /> 3. the proposed changes in the internal traffic flow on the site should be an <br /> improvement in the use of the property. <br />• 4. the use of the premises is consistent with this commercial district and desirable <br /> relief can be granted without detriment to the public good and without <br /> nullifying or substantially derogating from the intent or purpose of the Zoning <br /> • By-laws. <br /> s <br />
