Board of Appeals Mobil Oil Corporation V-96-27 3.
A
5. The means of ingress and egress at the Falmouth Road/Route 28 boundary
are less than 200 feet apart, and less than 600 feet from the center of the
` Mashpee (Pine Tree Corner) Rotary circle, and comprise lawful, pre-existing
uses.
B. Specific Findings
1. the land area of approximately 1 1/3 acres affords ample area for the requisite
parking spaces, the location of the proposed car wash building and internal
traffic circulation..
2. the unusual shape of the lot, given its lengthy Falmouth Road frontage and
elongated triangular shape affords considerable restriction upon the ability to
locate the necessary structure on the premises. The shape is unique to this lot
and not the zoning district in which it is located and creates a hardship, both
financially and otherwise, by adversely affecting the applicant's ability to
provide service to the public.
3. the proposed changes in the internal traffic flow on the site should be an
improvement in the use of the property.
• 4. the use of the premises is consistent with this commercial district and desirable
relief can be granted without detriment to the public good and without
nullifying or substantially derogating from the intent or purpose of the Zoning
• By-laws.
s
