Board of Appeals Minutes - January 11, 1995 3. <br />• Members present: C. Hawver, J. Regan, K. Marsters, R. Nelson <br />Mr. Govoni stepped down from the Board for this hearing. Architect Allen Osgood and <br />Jack Corbett represented the applicant and presented preliminary plans for a building to <br />house a retail and wholesale garden supply business. He requested that the Board <br />continue the hearing to another date since he did not have engineer's plans. He explained <br />that the applicant wishes to continue the use of the rear of the property for the repair and <br />storage of contractor's equipment. <br />Mr. Osgood said that Greg Taylor of the D.P.W. agreed to the dual entrance if the signage <br />is clear. He said there would be some parking in the front and in the rear. He said there <br />would be 5 sheds (12' x 24 ') that would be used for bulk storage of garden materials. He <br />explained that they would be going to Design Review on January 25. <br />Mr. Marsters questioned the number of garages in the proposed building and Mr. Osgood <br />stated they would be used for retail sales of bulk packaged materials in unheated space. <br />Mr. Marsters asked if they had an interior design plan and Mr. Osgood said this had not <br />been done. Ms. Hawver asked about use of the second floor and Mr. Osgood said it <br />would be unfinished and would not be used for retail but might be used for offices and <br />storage. Mr. Nelson asked what flooring would be used in sheds and Mr. Osgood said <br />they would be concrete slabs. He said there would be 16 paved parking spaces at the front <br />of the building. Mr. Marsters asked where employees would park and asked for a parking <br />• plan. <br />Mr. Osgood said that total lot coverage of all buildings is 6,000 sf. Ms. Hawver said the <br />Board requires an engineer's plan, landscape, drainage and parking plans and estimate of <br />number of employees to determine parking requirements as well as accurate lot coverage <br />percentage. Mr. Regan said potential use of the second floor should be included in <br />parking projections. Ms. Hawver read memo from the Board of Health requiring proper <br />storage of pesticides. She also discussed the D.P.W. memo which requested additional <br />information from the applicant. <br />Mr. Regan moved to continue to January 25 if engineer's plans were presented by January <br />18 to allow for comments from the Town Planner. Mr. Marsters seconded. All agreed. <br />Mr. Marsters agreed to sit on Design Review on the 25th. <br />• <br />
