Board of Appeals Minutes - March 22, 1995 2. <br />• Dr. Brooks explained that the Board had approved reconstruction of an existing cottage, <br />remodeling a home and construction of a garage on his property. He said that the <br />Building Inspector has now suggested that the living space in the cottage be transferred to <br />the second floor of the new garage rather than reconstruct the old cottage. He would then <br />relocate the cottage and use it as a storage shed. The shed would be less non -conforming <br />in the new location. Dr. Brooks explained that he has an approved septic system for six <br />bedrooms which would accommodate both living dwellings. Mr. Govoni said the Board <br />would require some plan. <br />Dr. Brooks explained that the water and septic systems were now in the process of being <br />installed. He asked if the Board would allow him to draw a plan and continue the hearing. <br />Mr. Govoni moved to continue the hearing until later in the meeting. Ms. Hawver <br />seconded. All agreed. Mr. Nelson noted that the plan had no street identification. <br />Mobil Oil Corporation - Requests a Variance from Sections 174-30, 174-31, 174-40 and <br />174-55 of the Zoning By-laws for permission to eliminate the 20' setback requirement <br />between buildings and to vary the signage and setback requirements on property located in <br />a C-1 zoning district at 548 Falmouth Road (Map 74, Block 14A) Mashpee, MA. <br />Mobil Oil Corporation - Requests A Special Permit under Sections 174-17, 174-22, 174- <br />24.A.4, 174-24.C, 174-25.E.1, 174-25.F.1, 174-51 and 174-55 for permission to expand a <br />• pre-existing non -conforming gasoline station. The applicant proposes to eliminate <br />automotive repairs and to renovate and expand the station to include a convenience store <br />and to construct a canopy over proposed new gasoline dispensing pump islands. The <br />application includes requests for new signage. The property is located in a C-1 zoning <br />district at 548 Falmouth Road (Map 74, Block 14A) Mashpee, MA. <br />Members sitting: E. Govoni, C. Hawver, R. Nelson <br />Attorney J. D. Murphy represented the applicant and reviewed the proposed plans for the <br />site. He explained that they were changing the use from garage repair to a convenience <br />store and adding a canopy over new gasoline pumps. He explained that the plans had been <br />modified to include a connection to the Mashpee Water District pipelines and that the <br />gasoline storage tanks have been changed. Frank Quigley, project engineer, stated that <br />there will be 2 12,000 gallon tanks and 1 10,000 gallon tank which have been licensed by <br />the Selectmen. Mr. Murphy said the signage has been changed since the meeting with <br />Design Review. The sign on Great Neck Road will be changed to be in conformity with <br />the sign code. The signage at the front will be changed to a relocated single sign in front <br />which will be 55.1 SF. and will be 12' from the lot line. <br />Mr. Quigley said the septic tank will be relocated and presented plans (Revision 8) <br />showing all changes. Mr. Murphy said that Mobil has worked with the Department of <br />• Public Works and the Mashpee Beautification Council and will donate monies to extend <br />the existing granite island to make it impossible to make a left turn from the exit closest to <br />
