Board of Appeals Minutes - June 28, 1995 2.
Y
Mr. Giampetro explained that the building will have two entrances at front and rear and
• will be 31' high. The first floor will be used for dentists' offices and the second floor for
leased offices.
David McNamara, an abutter, asked if the front of the building faced Old Barnstable
Road. Mr. Giampetro said the front entrance faced Old Barnstable and was 57' from the
street. Mark Robert, an abutter, questioned why the entrance was not from Great Neck
Road North. Mr. Govoni said that the state and DPW did not want any curb cuts from
Great Neck Road North.
Brad Caffyn, a member of the audience, asked why the application was before the Board
of Appeals and not the planning board. Mr. Govoni explained that the Board hears
petitions on non-residential uses under 10,000 square feet and 5 acres. Dan Bianci, an
abutter, said was concerned with looking at the building and would like a buffer zone. He
said the building should face Great Neck Road. Mf. Govoni said everyone agreed that
the building should be positioned to get the best buffer zones.
John Kennedy, an abutter, said there have been automobile accidents at that corner and he
did not think there should be additional traffic and asked if a curb cut could be obtained
for Great Oak Road North. Mr. Govoni explained that this building will not generate the
same kind of traffic as a retail business.
• There was discussion of possible landscape changes, relocation of the proposed septic
system and changes in the building. Mr. Marsters stated that the proposed building was
not much larger than a large home with a two -car garage. Kevin Buckler, the landscape
designer, reviewed all of the proposed landscaping. The abutters asked that as many trees
as possible be left as it is.
Mr. Govoni moved to continue the hearing to July 12, 1995. Ms. Hauver seconded. All
agreed.
John A. and Janet L. Hayden - Request a Special Permit under Section 174-25.I.9 of the
Zoning By-laws for existing pilings, ramp and float in Popponesset Creek on property
located in an R-3 zoning district at 26 Cross Tree Way (Map 112, Block 24) Mashpee,
MA.
Members sitting: E.
