2.
• Mr. Makunas asked if the landlord concurred. Mr. Douglas Storrs stated
that Fields Point's concerns were that of Mr. Taylor's and if this is a
medium ground that Mr. Taylor and the tenant have met, then Fields Point
has no problem with it.
Mr. Makunas made a motion to grant the special permit with
restrictions as detailed on plan and that there be no sales until repairs are
completed and handicapped parking provided for. Mr. Makunas also stated
that where there was no asphalt, lines would not be required. Mrs. Hawver
seconded. All agreed.
Members sitting: John Friel, Chairman; Michael Makunas, Vice
Chairman; and Cheryl Hawver, Acting Clerk,
Fields Point Limited Partnership - Request a Variance from Sections
174-31 and 174-33 of the Zoning By-laws for permission to vary the
set -backs to an internal driveway and to vary the size and dimension of
parking spaces in a C-1 zoning district on property located at 39 Nathan
EI I is Highway, (Map 74, Block 22) Mashpee, MA.
Mr. Douglas Storrs, Vice President of Fields Point made the
presentation on this hearing. He stated that the Cape Cod Commission
work had been completed and they had to comply with the Cape Cod
Commission before an occupancy permit would be Issued.
Mr. Storrs was prepared with the information requested by the Board of
Appeals concerning documentation of trends in car, size. As guide]Ines, Mr.
Storrs quoted from the National Parking Association Standards for
Guidelines in which it is stated that stall width recommended should be be
8 feet six inches. Mr. Storrs felt that Fields Points request of 9 feet wide
is more than ample.
The guidelines also suggested that module recommendation is 59.8
Inches and their proposal is 60". There would be a total of 522 spaces
available and 10 handicapped spaces.
Mr. Makunas asked if the plans were for single lines or double lines,
• Mr. Storrs stated the plan was different than what was seen before and
the island was shifted to balance the spaces more.
