Minutes of Meeting of
Mashpee Plan Review Committee
Tuesday, June 21, 2022
Mashpee Town Hall Waquoit Meeting Room
David Morris Buildin Commissioner
Mr. Morris wanted to confirm that the convenient store and appliance stores were separate. They were issued
Special Permits within a month of each other. Mr. Morris said they started working on the projects. Mr. Morris
said the owners started to demo and they set off the alarms. The Fire Dept. responded and put a stop-work
order until they pull the proper permits. But there are no permits as of this date. No multi-use permit was applied
for. The building is empty, but there are people living above in the apartments. The sprinkler system is working,
but it will need to be upgraded if any changes are done. The Special Permits expire in 2023 (Appliance Store
will expire on 7/14/2023, and the convenience store expires on 9/18/2023). Mr. Morris mentioned a building
permit was pulled for Unit 20, but he is waiting for an affidavit. This permit will soon expire.
Evan Lehrer Town Planner
Mr. Lehrer said that at some point the Committee should figure out the mechanics of a conversation of relieving
the property owner these burdens, and have the Town acquire this property. Mr. Lehrer mentioned that the
owner put some of the buildings for sale. Mr. Lehrer said that if the Town acquires the property, it would be in a
better position to develop the parcel with something that's more appropriate.
Joe Peltier De ut Fire Chief
Mr. Peltier mentioned that the pool equipment was stored underneath the garage in Unit 20.
Comments emailed from Jack Phelan Fire Chief:
• 348 Main St. -should inspect warehouse storage area but we are not aware of any FD issues.
• 100 Great Neck Road, North - Need evaluation by FPE of sprinkler system. Currently not functioning
in occupied building.
43 Bowdoin Road -Was recently inspected and passed the FD requirements.
43 BOWDOIN ROAD BEACON MARINE]
Glen Harrin ton Health A ent
Mr. Harrington asked if there have been any changes to the property.
David Morris Buildin Commissioner
Mr. Morris said there are no changes to the property, but they need to put up a retaining wall, a drainage basin,
and curb cut. Mr. Morris said he spoke to Beacon Marine and told them to park on their property when their
project is completed.
Catherine Laurent DPW Director
Ms. Laurent met with the owner of Beacon Marine. They are using Bowdoin Road as part of their parking as is
Botello's, and the other businesses along that road. Ms. Laurent said she went to the Selectboard and asked
them to prohibit parking on Bowdoin Road, but it was not approved. If there were posts to prohibit parking, it
would not be allowed. Each side of the road has dirt shoulders effecting the drainage which is failing. Ms. Laurent
said that if parking is allowed, it needs to be improved by the owners. Although the Town is responsible for the
road, the issue is that the businesses should be parking on their own property. Ms. Laurent said that the owner
of Beacon Marine is asking for permission to park on the street.
3
