MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> AUGUST 10, 2022 <br /> Mr. Goldstein made a motion that the Board approve Petitioner, 3M Ventures, Inc., d/b/a Triple <br /> M Management Company, LLC at 29 and 41 Echo Road, requesting a modification of Condition <br /> #5 of the Special Permit Decision SP-2020-28 to extend the date for completion of construction <br /> from August 26, 2022 to February 26, 2023 on property located in the I-1 and Light Industrial <br /> Overlay Zoning Districts, Map 19 Parcels 3-8 and 3-9, Mashpee, MA. (Owner of record: Triple <br /> M. Management Company, LLC with the following conditions: The Board accepts the applicants <br /> request for a six (6) month extension to complete the construction by February 26, 2023. <br /> Mr. Gould seconded, yes, Ms. Sangeleer, Mr. Ganzenmuller, yes, Mr. Goldstein, yes, and Mr. <br /> Bonvie, yes. All were in favor to allow for the six month extension request. <br /> Sitting on this hearing are Mr. Bonvie, Mr. Gould, Ms. Sangeleer, George Ganzenmuller, and Mr. <br /> Caggiano. <br /> 131 Industrial Drive: Petitioner, Preventive Maintenance requests a Special Permit under §174- <br /> 25 (F) (3) of the Zoning Bylaws to allow for an automotive and auto body repair business on <br /> property located in an I-1 and R-3 Zoning District, Map 88 Parcel 99, Mashpee, MA. (Owner of <br /> Record: James M. Kerrigan, Trustee of RSJ Realty Trust). <br /> Attorney Robert Mills represented the Proprietor, Kyle Bugg of Preventive Maintenance. Also <br /> present was Jim Kerrigan, Trustee. The application request is for a Special Permit under 25 (F) (3) <br /> which authorizes an automotive and auto body repair shop. The Attorney provided a site plan of <br /> the existing building that depicts enough parking available where eleven parking spaces are <br /> required. He also provided a floor plan of the shop depicting a paint booth, a fire suppression <br /> system plan, and a tight tank plan. There were some comments from the Plan Review Committee <br /> that some shrubs would be need around the sign located at the entrance of the parking lot. There <br /> will be some hydro-seeding along the front of the lot, and there are two ADA parking spaces. The <br /> floor plan consists of a one bay unit with a paint booth, four vehicle lifts (the fourth is shown as <br /> the Hunter Alignment Lift, and a 240 sq. ft. office. The third page consists of the fire suppression <br /> system that was designed by Encore Fire Suppression. According to the Attorney Mills, the plan <br /> does not require to be stamped because it was engineered prior to construction. The fourth plan <br /> depicts a site plan and a diagram of a tight tank. Attorney Mills said he called the State Plumbing <br /> Inspector to get some information if this system is actually required. <br /> The Zoning Board received comments from the Health Department that described the requirements <br /> for proper venting, and capturing floor drain runoff to prevent contamination. Attorney Mills said <br /> that the Town Plumbing Inspector provided a diagram of a tight tank system that he thought was <br /> an approved system. Attorney Mills gave J.E. Landers-Cauley the tight tank diagram, who <br /> transposed the diagram onto their site plan because he was told it was the approved system. <br /> Attorney Mills explained that his client uses a minimal amount of paint for his auto body business. <br /> 2 <br />
