NEW BUSINESS <br /> 1. Review and approval of Meeting Minutes. The meeting minutes for June 16, 2022 and June 30, <br /> 2022 Regular Session were reviewed. <br /> There being no further comments or discussion, Ernest Virgilio moved to approve the meeting <br /> minutes from June 16, 2022 and June 30, 2022. Motion seconded by Kripani Patel. Roll call vote: <br /> Ernest Virgilio (yes); Kripani Patel (yes); Brian Baumgaertel (yes). VOTE: Unanimous (3-0). <br /> 2. Review and approval of Expense Warrants. Expense warrants were reviewed and approved by <br /> Brian Baumgaertel, Ernest Virgilio, and Kripani Patel. <br /> 3. Review of Request for Variance from BOH Cesspool Regulation — 66 Bluff Avenue. Mrs. <br /> Willander commented that,on May 6,2022,a septic inspection was performed at 66 Bluff Avenue <br /> by Frank Nunes. In his report, Mr. Nunes indicated that there were two cesspools servicing the <br /> dwelling and that neither cesspool meets the required setback from the abutting property. Per <br /> the BOH Cesspool Regulation, the system is an automatic failure and is required to be upgraded <br /> prior to the sale. Since the property is under agreement, a variance has been requested to <br /> transfer the property without the system being upgraded. <br /> Lorenzo Antonio, introduced himself for the record and stated that he is the prospective new <br /> buyer and he has taken responsibility of upgrading the new septic system. He also commented <br /> that he has not seen the engineering plans, but they are being processed. <br /> Chair Baumgaertel asked Mr. Antonio if they will be using the property as is or doing a raise and <br /> replace to which Mr.Antonio stated that they will be using the property as is. Chair Baumgaertel <br /> also inquired about immediate occupancy of the property to which Mr. Antonio stated that the <br /> property will most likely be used next year. Mr. Antonio further commented that the property <br /> closing does not occur until October 11,2022,therefore, access to property will not happen until <br /> that date. However, Mr.Antonio commented that there would be light use of the property. <br /> Kripani Patel asked for a clarification about the light use of the property to which Mr. Antonio <br /> confirmed that they will not move in until next year and will only be going to the property for <br /> some house improvements, such as painting. <br /> There being no further comments or discussion,Kripani Patel moved to approve the variance with <br /> the condition that the buyer enter into an enforceable agreement with the Board of Health, and <br /> said agreement shall be submitted with seven (7) days after transfer of property and the septic <br /> repair is to be designed, approved and completed within 90 days. Motion seconded by Ernest <br /> Virgilio. Roll call vote: Ernest Virgilio (yes); Kripani Patel (yes); Brian Baumgaertel (yes). VOTE: <br /> Unanimous(3-0). <br /> 4. Review of Septic Design Plan — 12 Popponesset Island Road. Mrs. Willander commented that <br /> she was unable to make comments for the property and septic design plans. <br /> Chair Baumgaertel commented that there is missing information on the design plans,such as what <br /> are the plans for the boathouse and why does the property require sewage access. The design <br /> plan lacks details about the previous system, the dimensions, and other relevant information. <br /> Chair Baumgaertel requested more time to review the design plan and provide comments. <br />
