MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> Petitioner, Daniel Hostetter <br /> Owner of Record: Timothy E. Tuttle and <br /> Cheryle R. Tuttle, Trustees of Tuttle Joint Trust <br /> 68 Mercantile Way(Map 88 Parcel 91) <br /> Mashpee, MA 02649 <br /> SP-2022-29 <br /> Attorney Kirrane said that if there are any intended uses for the contractor bays,a proposal would <br /> be required to be submitted to the Board of Health, and the Zoning Board. <br /> Mr. Joao Junqueira, with Capewide Construction said that contractor bays have parking spaces <br /> available for each bay. There is no storage of landscaping machinery, or screening machinery <br /> being stored outside the bays. <br /> GENERAL CRITERIA <br /> The subject property located at 68 Mercantile Way is approximately 143,346 square feet. <br /> There were abutters present concerned with the setback of the proposed building, and requested <br /> that there be some additional screening installed in the 10 ft. buffer between the residential zone <br /> and the proposed lot. <br /> Mr. Bonvie addressed the concerns of the abutters that some tree plantings be installed within <br /> the 10 ft. buffer to the neighboring residences. The applicant is not required to provide any <br /> screening in that 10 ft. buffer because they are not asking for any setback relief, and meet all <br /> setback requirements. He asked Mr. Junqueira if he would be willing to plant 8 ft. tall white <br /> pines, 8 ft. on center in the 10 ft. zone. <br /> The Board read a Board of Health letter dated July 18, 2022 into the record, and the letter <br /> submitted by Attorney Kirrane dated July 20, 2022. <br /> SPECIAL PERMIT FINDINGS <br /> The Board determined the following; <br /> • The applicant meets all setback requirements and lot coverage. <br /> • There is plenty of parking spaces as may be required. <br /> • The applicant agreed to provide extra landscape screening within the 10 ft. buffer. <br /> • There are no specific uses proposed for this site. <br /> • Any change in the use of the building will require an application with the Board. <br /> 2 <br />
