Review and Approval of Meeting Minutes.There are no meeting minutes to approve. <br /> 2. Review and Approval of Expense Warrants. There is one expense warrant to be signed. <br /> Board members Mr. Virgilio and Ms. Patel signed the expense warrants. <br /> 3. Review of Request for Variance from the Cesspool Regulation—62 Uncle Edwards Rd <br /> Mr. Harrington commented the property at 62 Uncle Edwards Road is currently serviced <br /> by cesspools and is being sold. Perthe Board of Health Cesspool Regulation,the cesspools <br /> are an automatic failure and is required to be upgraded prior to the sale of the property. <br /> Therefore, a variance has been requested to transfer the property without the system <br /> being upgraded. The owner asked for the variance and the Board is to determine what <br /> the use of the property is after the sale and the thresholds and dates for the enforceable <br /> agreement. <br /> Michelle Eisenberg introduces herself for the record. Michelle and her husband Adam are <br /> planning to purchase 62 Uncle Edwards Road. She commented that her family plans to <br /> use this home as a summer residence and potentially as a short-term rental sometime in <br /> the future. Mr. Harrington commented that typically the timeframe is 90 days from the <br /> date of transfer to have the septic updated, and 7 days after transfer to receive the <br /> enforceable agreement. <br /> There being no further comments or discussion Kripani Patel motioned to approve the <br /> variance to transfer the property with the conditions, having the buyer enter an <br /> enforceable agreement with terms and conditions that are consistent with the following: <br /> 1. Set a date for submittal of enforceable agreement 7 days after of transfer of property, <br /> 2. The septic installation must be completed in 90 days 3. If the property is demolished <br /> the Board may condemn the dwelling until occupancy is granted after the renovation and <br /> septic upgrade. Ernest Virgilio seconded. Review of Title 5 Variance Request—31 Wilson's Grove <br /> Mr. Harrington commented that a variance has been requested for the above property to <br /> upgrade the existing system that was too close to groundwater. Due to the lack of space <br /> on the property, property line variances were required. The abutters must be notified for <br /> the property line variances.The upgrade requires a septic tank and pump combination to <br /> get the SAS 5' above groundwater. A block wall is also required for the fill and SAS to be <br /> placed above grade. A waterproof liner is proposed on the inside of the wall to keep the <br /> effluent from breaking out sideways and force the effluent down below grade. This is a <br /> standard raised system. The alternative would be to place the septic system down the <br /> driveway where the on-site and abutting dwellings may be impacted by the construction. <br /> The placement within the backyard will only impact the on-site dwelling. <br />
