MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MARCH 8, 2023 <br /> Mr. Catania said there will be 2,500 sq. ft. of retail space and office space upstairs, and 1,450 sq. <br /> ft. of manufacturing of space downstairs in the basement. They will be doing a full build-out of <br /> the space, and they are currently working with an architect and it will be a respectable design. Mr. <br /> Catania mentioned he has restaurant and hotel design work experience. <br /> They are estimating operating working hours as 10:00 am to 8:00 pm but could change depending <br /> upon the demand. The CCC has extremely strict guidelines and security regulations. The State <br /> requires the operation such as camera systems, alarm systems, compliance issues, and special <br /> locked doors with security code access to where cannabis is located and where it is not. The <br /> employee bathrooms would not require security, but the showroom where the cannabis is stored <br /> requires a certain level of access. Security card access can be programmed for different levels of <br /> employees. The CCC has developed a lot of strict guidelines, and the State of Massachusetts is <br /> probably the strictest on cannabis in the Country right now. <br /> Mr. Furbush asked if there will be inspections, and unannounced inspections from the State. Mr. <br /> Catania said yes; there's multiple reviews of a security plan, similar to a Design Review process <br /> with the Town. The cannabis design needs to be approved and will be inspected. There's a State <br /> program system that uploads the amount of product purchased that informs the State of the location <br /> and possession. <br /> Mr. Caggiano asked if this will include a medical marijuana dispensary. <br /> Mr. Catania said that their business will be recreational only. Medical dispensaries provides tax <br /> savings,but the product is the same. Recreational is limited to the dosage amount on the products. <br /> Mr. Catania said that there are comprehensive inspections with the State. <br /> Mr. Lehrer mentioned that they want to provide excellent customer service and elevating <br /> consumer education. He found that the market for legal cannabis in the Commonwealth of <br /> Massachusetts is not generally younger people,but employed folks 35 years of age and over that <br /> may or may not have any experience using cannabis, whether by smoking, eating or any other <br /> consumption. They want to educate their customers to make them comfortable with the diverse <br /> amount of products that are produced by top notch manufacturers across the Commonwealth. <br /> Mr. Gould asked if there is any chemicals used in the extraction process organics or alcohol, and <br /> if so are their waste products. Mr. Catania said that they will be using a mechanical, sifting <br /> extraction process, no butane or ethanol. It will be a mechanical dry sift extracting of the <br /> trichomes of the plants. It's an older process using modern equipment. They have already spoken <br /> to the Deputy Fire Chief and Building Commissioner. There are no prior fire code issues or <br /> concerns with the building. There will be no gas equipment, only electric equipment. Mr. Lehrer <br /> said that they are proposing a commercial kitchen in the basement,but will be all electric. <br /> 13 <br />
