MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> Owner of record: Kevin P. Andrade, Trustee of Summerfield Park Realty Trust <br /> Petitioner, CatDogg LLC, d/b/a Sublime Cannabis <br /> 800 Falmouth Road, Units 102A and B1A, Map 88 Parcel 2 <br /> Mashpee, MA 02649 <br /> SP-2023-16 <br /> The retail and office space will consist of 2,500 sq. ft.,and the manufacturing will consist of 1,450 <br /> sq. ft. located in the basement area. There will be a full build-out of the space, and the Applicants <br /> are currently working with an architect. The Applicants anticipate executing their branding design <br /> for the interior of the unit spaces,and will approach the Design Review Committee for the signage. <br /> A free standing sign that exceeds 20 sq. ft. would require approval from the ZBA for a Special <br /> Permit, but the applicant will be requesting a wall sign. <br /> The hours of operation will be 10:00 am to 8:00 pm, but could change depending upon the <br /> customer demand. The CCC has extremely strict guidelines and security regulations. The State <br /> requires surveillance camera systems, alarm systems, and special locked doors with security code <br /> access to where cannabis is located and where it is not.The employee bathrooms would not require <br /> security,but the showroom where the cannabis is stored requires a certain level of access. Security <br /> card access can be programmed for different levels of employees. <br /> There will be both scheduled and unannounced inspections from the State. There is multiple <br /> reviews of a security plan.The cannabis design needs to be approved and will be inspected. There's <br /> a State computer program system that uploads the amount of product purchased that informs the <br /> State of the location and possession. <br /> There will be no cultivation of the product at this location. The pro-plan for manufacturing would <br /> be to contract with a licensed cultivator within the Commonwealth of Massachusetts to procure <br /> already cultivated marijuana flower for processing at their facility, not growing. The Applicants <br /> will be buying wholesale from other growers and manufacturers that are currently licensed in the <br /> State.There products consist of edibles and packaged pre-fills.The Applicants will be buying from <br /> other manufactures as well as from other State businesses. <br /> There are no chemicals or alcohol used in the extraction process. The extraction process is <br /> performed as a mechanical dry sift extracting process of the plant trichomes. There is no butane or <br /> ethanol. There will only be electric appliances in the basement. The Applicants have spoken to the <br /> Deputy Fire Chief and Building Commissioner regarding any concerns they may have with the <br /> location. There are no prior fire code issues or concerns with the building. <br /> The CCC requires any manufactured products, and any flower products purchased from a grower <br /> to be laboratory tested. The labs that test the products are also licensed by the CCC and every <br /> product will have the appropriate labeling with the compounds contained in the product. There's <br /> also CCC requirements for labeling. The produced edibles have to be tested prior to selling. The <br /> Applicants are required to have a licensed courier to deliver the product to a reputable lab for <br /> testing before stocking that product on the shelf. <br /> 2 <br />
