MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 14, 2023 <br /> Mr. Dibb said that the existing marina parking lot is gravel. Mr. Pesce suggested that a fuel spill kit be <br /> available onsite. That's the extent of the spill protection. Mr. Leedham explained that there are fuel <br /> spill kits. The facility is not a repair facility. The fuel tanks are inside the boats, they are not exposed <br /> like a car. There has never been a fuel spill since he has owned the marina. <br /> Mr. Furbush wanted to know if the proposed boat storage on the lot will have racks, and if there will <br /> be a service truck moving the boats in an out with launching services. <br /> Mr. Leedham agreed not to have rack storage, and was a condition on the purchase and sale. <br /> Mr. Furbush and Mr. Bonvie mentioned there concerns regarding the current parking marina lot, and <br /> the storage of boats between the two properties during the busy season. They are also concerned about <br /> certain protections of the Special Permit with the potential future owner of the marina and the proposed <br /> parking lot whenever that may be. Mr. Furbush would like to condition that no storage is allowed of <br /> boats to non-slip owners. Mr. Furbush stated he is not against this project. Mr. Bonvie agrees. <br /> Mr. Leedham said that he used to own Bosons Marine and has a few customers that are allowed on the <br /> property,but the companies are separate. <br /> Mr. Bonvie asked out of the 154 slips,how many people store their boats at the location. Mr. Leedham <br /> said as many of their customers that will fit. <br /> Mr. Dibb mentioned that at Plan Review, the amount of parking spaces that are approved on the new <br /> lot, is the amount of boats that can be stored. <br /> Mr. Bonvie would like to review the O&M <br /> Chairman Furbush mentioned that there were several people in the audience that wanted to talk, and <br /> there were a lot of department comments to read through. <br /> Mr. Blaisdell suggested that the Board read the department comments at the continued hearing. <br /> There were no more comments from the Board. <br /> Chairman Furbush mentioned that several letters will be read into the record at the next meeting. <br /> David Capotosto, President of the Pirates Cove Association voiced his concerns regarding fire <br /> department access. He also does not want there to be any power washing of boats or bottom painting <br /> on the proposed residential lot. <br /> Mr. Bonvie asked the Board permission to make note of the resident comments and allow these <br /> conditions. <br /> 8 <br />
