MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> APRIL 28, 2021 <br /> Chairman Furbush reviewed the bylaws under §174-24 (C) 2 that mention health and <br /> safety. He asked if there will be storage of chemicals, and if there will be any hazardous <br /> situations in the area. <br /> Attorney Kirrane said that the business will consist of storage of materials, and office use. <br /> There will be no hazardous waste or storage of chemicals on the site. All drainage of <br /> surface water will remain onsite, and a storm water report was provided by Dan O'Jala. <br /> There will be very few vehicles inside the building. There will be a very expensive truck <br /> that has special equipment for the use of fabrication and installation of gutters. The plans <br /> were approved by both Design and Plan Review. <br /> Dan O'Jala, said there are 23 parking spaces provided, and one van accessible handicapped <br /> space. The Board of Health approved the plan back in 2019. The area on the plan that is <br /> dark green is natural vegetation, and will provide enough natural buffer for the site. <br /> Sharon read the Board of Health comments dated April 27, 2021 into the record. <br /> There were no more comments from the Board. There were no abutter phone calls. <br /> Mr. Goldstein made a motion that the Board approve 23 Evergreen Circle,Petitioner, Cape <br /> Cod Gutter Monkeys, LLC request a Special Permit/Modification under the Zoning Bylaws <br /> §174-24 C, §174-25 G(6), Warehouse, and §174-25 D (1) Office to allow for construction <br /> of a 7,300 sq. ft. commercial building for storage and office use together with accessory <br /> parking, on property located in the I-1 and Light Industrial Overlay District(s), Map 19, <br /> Parcel 10-2, Mashpee, MA, with the following conditions: <br /> l. The Board has determined that the applicant meets all the conditions of a Special <br /> Permit under Mass General Law 40A Section 9. <br /> 2. Site Plan: 20 Evergreen Circle, Mashpee, MA, Prepared for Capewide <br /> Construction/Evergreen Band, LLC, Date: March 1, 2021, Revised: March 25, <br /> 2021 (Rotate Sign), Scale: 1" = 20', Sheet 1 of 2. Also, Drainage Calculations: <br /> Proposed Building and Parking Lot, Mashpee, MA. Prepared by: Down Cape <br /> Engineering, Signed by: Dan Ojala, Professional Engineer. <br /> 3.
