MASHPEE ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />OCTOBER 25, 2023 <br />Mr. Reidy made a motion that the Board issue a Written Finding to Owners, Richard N. and <br />Theresa G. Monroe under § 174-17 of the Zoning Bylaws to allow for a deck reconstruction, a three <br />season porch addition, and extension over an existing garage to a pre-existing, non -conforming <br />structure on property located an R-5 Zoning District, Map 49 Parcel 98, Mashpee, MA with the <br />following conditions: <br />1. The Board has determined that the applicant meets all the conditions of a Written Finding <br />under Mass General Law 40A Section 6. <br />2. Site Plan: Prepared for: Richard Monroe, 9 Woodland Avenue, Mashpee, MA. Sheet 1 of <br />1, Date: August 10, 2023, Drawn by: MPR, Checked by: MC, Prepared by: Cape & Islands <br />Engineering, Drawing Title: Proposed Deck Plan. Stamped and signed by: Matthew C. <br />Costa, No.: 52282. <br />3. Building Plans: Monroe/Reno Addition, 9 Woodland Ave., Mashpee, MA. Sheet 1: <br />Window and Door Schedule, Sheet 2: Proposed reconfiguration of deck framing for <br />addition. Sheet 3: Match height and roof pitch to existing building, Sheet 4: Trim, screen <br />porch (unfinished), and three season room. <br />4. Conditioned on all Town Department comments read into the record. Including but not <br />limited to the Conservation and Board of Health Departments. <br />5. Conditioned on the comments submitted by the DPW Director to install drywells for the <br />roof runoff. <br />6. Any changes to the plans will require the applicant to return to this Board. <br />7.
