Minutes of Meeting <br /> Plan Review Committee <br /> Tuesday, January 16, 2024 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Mr. Connolly stated that there is no sprinkler system and was confirmed by the Fire Department. <br /> There are three heat sensors on the top of the building. The actual fire panel is on the front side <br /> of the building, and there's a fire extinguisher at the entrance door. <br /> Joe Peltier, Deputy Fire Chief <br /> Mr. Peltier stated that if the building is 7,500 sq. ft. or less it would not require a sprinkler system <br /> as the open space currently exists, but now there are proposed separate units. There was some <br /> hesitation from the Fire Department because of these separate units. Mr. Connolly calculated <br /> that each bay would be 1,875 sq. ft. <br /> Mr. Peltier stated that what is allowed currently is an empty building, but the Fire Department <br /> will have to make a determination with the separation and unit bays. <br /> Mr. Morris stated that this proposal will require an application with the Zoning Board of Appeals <br /> because it's a change of use. It is the Fire Chief's decision to determine the requirements for a <br /> sprinkler system. <br /> Mr. Peltier asked if there will be any chemicals, hazard materials, or barrels stored in the Unit <br /> 1. Mr. Enos said; no. <br /> Mr. Connolly mentioned that there are heat sensors on the roof, and he contracted a company <br /> to install a drop ceiling and will lower the heat sensors. The fire panel is on the left of the <br /> entrance door with a fire extinguisher. He is not sure what has been done with the other three <br /> units. <br /> Mr. Peltier mentioned that his recommendation to the ZBA would be to have a fire alarm <br /> professional submit a design plan for safety devices, emergency lighting, and fire extinguishers <br /> and where they will be located. Mr. Peltier asked if there will be any pressurized gas. Mr. Enos <br /> said no. <br /> Mr. Morris, Building Commissioner <br /> Mr. Morris asked how much foot traffic will be expected. Mr. Connolly said it will vary between <br /> 20-30% walk-ins. He will mostly be working with clients off-site at their location. There will be <br /> no retail. <br /> Evan Lehrer, Community Development Director/Town Planner <br /> Mr. Lehrer stated in the matter of zoning requirements, this building was approved for contractor <br /> bays, and the Special Permit Decision does not contemplate any other uses. The Special <br /> Permit needs to be modified to incorporate the proposed use. Any written decision relative to <br /> this request should be a modification to the existing Special Permit for this particular unit and <br /> to add it as an allowed use on the site under Section 174-25 (G) (5) which is defined as <br /> manufacturing, etc. <br /> 2 <br />
