MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 279 2022 <br /> Mr. Junqueira said that he will only be clear cutting the area for the new building not the entire <br /> lot. He agreed to 'install trees to provide a buffer. <br /> Attorney Kirrane said that the bylaw requires a 10 ft. buffer off the property line. There is a 75 <br /> ft. open space that is owned by the Town in between the lot line and Mr. Boyden's property,mid <br /> another 60 ft. of tree lined buffer from the Town boundary to Mr. Boyden's property line. <br /> Mr.Goldstein mentioned that the Fire Department needs a wide curved area for fire truck access. <br /> Mr.Bonvie addressed Mr.Boyden and asked if he would consider,and if the applicant is willing <br /> to plant a row of arborvitae 6 ft. on center, 6 ft. high within the 10 ft. zone along the length of <br /> the building. <br /> Mr. Mark Kaminski, 4 Sugar Pine Circle owns a landscape company and suggested that white <br /> Pines are abetter option than arborvitae. He thought 10-12 white pines be planted along that <br /> area. <br /> Mr. Bonvie said that he would suggest 6-8 white pines, 6 ft. on center. The applicant is not <br /> required to do anything in that 10 ft.buffer,and they are not asking for any relief from the Board <br /> 4 <br /> because they meet all setback requirements. He asked Mr. Junqueira if he would be willing to <br /> plant 8 11. tal I white pines, 8 ft. on center in the 10 ft. zone. <br /> Ms.Jeanne and Mr.Eric Clapper,abutters that live at 1,0 Sugar Pine Circle asked about the hours <br /> of operation after the building is constructed. Mr. Morris said generally 7:00 am to 5:00 pm six <br /> days a week, Mr. Bonvie mentioned that there is a statement in the Board of Health comments <br /> regarding a noisome trade. Mr. Morris said at this time there are no tenants, but when the <br /> proposals are filed with the Board, that can be discussed at the Zoning Board meeting. <br /> Mr. Goldstein mentioned that there have never been any 'Issues in the industrial parks, but the <br /> abutting neighbors have the right to have a conversation with the applicants. <br /> Mr. Bonvie mentioned that any tenants will be required to apply for a Special Permit for a. <br /> specific use, and the Zoning Board can address any issues specific to their requests. <br /> Mr. Clapper wanted clarification on the open space area Just south of the building and entrance. <br /> He believes the building is encroachinp, on the neighborhood. Mr. Junqueria said that area will <br /> be a retention pond and pavement. <br /> Mr. LaValle said that the owner has the right to have the building within the area as designed. <br /> Mr. Goldstein mentioned that this building is located within the required setbacks,and is further <br /> away from the residential zone compared to other industrial parks. <br />
