MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MARCH 13,2024 <br /> 70 Alma Road: Petitioners, Patrick and Julie McNamara request a Special Permit under §174- <br /> 17.1 and §174-33 of the Zoning Bylaws to raze a pre-existing, nonconforming single-family <br /> structure and replace it with a new single-family structure on property located in an R-3 Zoning <br /> District and the Popponesset Overlay District, Map 117 Parcel 161, Mashpee, MA. (Owner of <br /> record: Harry F. Selewacz and Marilyn T. Selewacz Irrevocable Family Trust). (Continued from <br /> March 13,2024) (Received letter from Attorney requesting a continuance until March 27, 2024 <br /> hearings). <br /> Sitting on this hearing were the three regular Board members, and Mr. Reidy. Mr. Goldstein has <br /> recused himself from this hearing. <br /> Mr. Furbush read Attorney Kirrane's letter dated February 20,2024 request for continuance for 79 <br /> Alma Road into the record. <br /> Attorney Kirrane stated that the application was being heard by the Conservation Commission on <br /> March 21, 2024. <br /> Mr. Bonvie asked for a motion to accept Attorney Kirrane's request for continuance until March <br /> 27, 2024. Mr. Blaisdell so moved, Ms. Sangeleer, second. All were in favor. <br /> NEW HEARINGS <br /> 40 Evergreen Circle Unit 1: Petitioner, Mark Connolly,requests a Modification(change of use) <br /> under §174-25 G (5) of the Zoning Bylaws to existing Special Permits, SP-2021-34; SP-2023-28 <br /> to allow for a graphic design/sign business,d/b/a Fastsigns,on property located in the I-1 and Light <br /> Industrial Overlay Districts, Map 19, Parcel 10-4, Mashpee, MA. Owner of record: Chapter <br /> Closed, LLC. <br /> Sitting on this hearing were the five regular Board members. <br /> Mr. Mark Connolly, Owner and Operator of the proposed business Fastsigns. Also present was <br /> Kevin with Commercial Realty Advisors, Charles Fontane, CEF Builders, Michel Enos, <br /> Production Manager, and Attorney, Christopher Kirrane who represents Nick Pastore, Owner of <br /> the property. <br /> Mr. Connolly introduced himself to the Board and stated he is leasing Unit 1 that consists of <br /> approximately 1,750 sq. ft. of the existing building located at 40 Evergreen Circle. Mr. Connolly <br /> attended the Plan Review and Design Review meeting,and received approval from Design Review <br /> for a 20 sq. ft. exterior sign on the building unit, and approval by the Plan Review. He stated he <br /> has already received over twenty (20) leads for the business, and has other opportunities from <br /> within the Town. There was an email earlier from Fire Chief Phelan he asked about the installation <br /> of the heat sensors,and Cape Cod Alarm will complete and will be able to complete the inspection. <br />
