17 Monomosco y Road West: Owners,Biria St.John Trust,Biria D. St.John and Elaina C. <br /> St. John, Trustees request a Special Permit under §174-17.1 of the Zoning Bylaws to raze <br /> and replace a pre-existing, non-conforming single-family dwelling and detached garage, <br /> and replace it with a new single-family dwelling with attached garage on property located <br /> in an R-3 Zoning District,Map 114,Parcel 20,Mashpee,MA.The existing property has the <br /> following pre-existing, non-conformities: lot area, setback to water and wetlands, lot <br /> coverage, and front setback. The entire lot is located in the flood zone and thus has no <br /> useable upland area for the purposes of calculating lot coverage. The subject lot totals <br /> 55,700 sq. ft. (inclusive of water and wetlands) where 40,000 sq. ft. is required however <br /> 37,025 sq. ft. are wetlands with the remaining 18,675 sq. ft. in the flood zone AE. The <br /> existing structure is within the 50 ft. setback to water and wetlands noting approximately 19 <br /> ft. to bordering vegetated wetland (BVW). The existing house has a non-conforming front <br /> setback and is currently 19 ft, from the front lot line.The applicant proposes to increase the <br /> intensity of the front setback non-conformity by situating the attached garage to less than 5 <br /> ft. from the edge of the road layout. The lot is currently covered by structures totaling 1,544 <br /> sq. ft. for a total lot coverage of 2.77% inclusive of water and wetlands as defined in.MGL <br /> Ch. 1.31 §40. The applicant proposes increasing lot coverage to 5.86% inclusive of water <br /> and wetlands by adding 1,720 sq. ft. of floor area. The replacement structure totals 3,264 <br /> sq. ft. The Board will determine if the proposed dwelling and attached garage has adequate <br /> parking, and that any non-conforming aspects of the replacement dwelling and garage are <br /> not substantially more detrimental to the neighborhood than existed previously, and that <br /> there are no new non-conformities being created. <br /> Site Plans may be viewed prior to the hearings in the ZBA office. <br /> Per Order of: Ronald S.
