Mr. Cook approves project as presented with a suggestion to follow Mr. McManus recommendation on a <br />condition regarding tree removal mitigation plan. <br /> Mr. Colombo requests clarification on the AE elevation, which is as followed: AE elevation is 12 feet with <br />the existing dwelling at 12.5 feet per floor, front porch is at 12 feet and the garage is 9.5 feet and will be in <br />compliance with the mandatory flood control protection act. <br /> In addition, currently septic tanks are required to be at a minimum of 10 foot setback with proposed plan <br />being an estimated 11.3 feet. <br /> Ms. Godfrey asked for an update regarding the filing with the ZBA, which has yet to be done. However, a <br />meeting with the Board of Health is scheduled for April 24, 2024. <br />There were no public comments/question. <br /> Mr. McManus states the project complies with coastal storm flow for an isolated lot. There is evidence of <br />tree removal however, no permit has been noted in the file. He recommends a mitigation plan for an area of 450 <br />square feet and to be completed prior to any and all construction. <br /> Motion: Mr. Cook motions for the property 21 Debbie Lane to approve the NOI with the condition of a 450 <br />square foot mitigation planting plan, submitted with consultation from staff and implemented prior to the <br />construction which was seconded by Ms. Godfrey. <br /> No discussion among commissioners. <br /> <br />Roll Call: Mr. Cook (Yes), Ms. Copeland (Yes), Ms. Godfrey (Yes), Mr. Colombo (No) (3-1) <br /> Motion passes. <br /> <br />6:33 <br />NOI 43-3255 48 Greenwood Road, Daniel and Joyce Marsters, Trustee of the Greenwood Trust. <br />Proposed placement of fill and retaining walls along property perimeter to bring property just above elevation of <br />adjacent roadway. The work is proposed for a planned raze and rebuild of an existing single family dwelling <br />and installation of a new septic system. Rep: Marsh Matters Environmental (Cont. 10/5, 11/12, 12/7, 2/15) <br /> The applicant request withdrawal of proposal without prejudice.
