Minutes of Meeting
Plan Review Committee
Tuesday, May 21 , 2024
Mashpee Town Hall Waquoit Meeting Room
Rodney C. Collins, Town Manager
Mr. Collins asked Mr. Seabury if portable sanitary units are required. Mr. Seabury said
that this is not required as long as this is just a contractor's yard where trucks are in and
out. His only concern is how long these vehicles will be idling, and will be a discussion for
the ZBA.
Ms. Laurent asked if there will be vehicles parked onsite. Mr. Lizardi said there is no
proposed parking. There's just a main aisle and storage areas of material and contractor's
retrieving material. Ms. Laurent commented that there might be a need for a staff person
to oversee purchase of materials.
Jack Phelan, Fire Chief
Mr. Phelan asked if there will be a gate. Mr. Lizardi stated there is no gate proposed. Mr.
Lizardi is not sure of the operation plan. Mr. Lizardi mentioned that there will be stored
material. The elevation in the back is 115.5 to the very front that is 113, and a berm on
both sides. There will containers with piles of firewood, but the runoff will be held by the
berms.
Mr. Phelan stated that there are restrictions as to what is stored in those containers. No
fertilizers or hazardous materials. If there is a future gate proposed, a Knox box will be
required for proper Fire Department access.
David Morris, Building Commissioner
Mr. Morris wants an as-built letter stamped by a certified engineer approving the
construction. There is no inspections by the Building Department. This would be a
recommendation by the Board.
Evan Lehrer, Town Planner
Mr. Lehrer stated to refer to Section 174-81 (A) & (B) are allowed to be stored in the
adequate containers as long as they are above ground level. Regardless of the materials
that will be stored in containers, and Fire Department concerns so long as there is
adequate containers to contain any spills within those containers.
Mr. Lizardi stated that he is not sure how many containers are proposed, and could be
conditioned by the ZBA.
3
